Depending on what type of builder you are approaching, the order of design/plan/builder can be switched around. Mine is custom build. I went with land>design>plan>builder. I didnt explain our position very well. We have already purchased the l;and, chosen the builder and design etc. We are now at the build selections (paint, flooring, tiles, electricals etc), but was curious if there is a logical or best order to do all these selections. Oh I see. Again, it depends on what type of builder you have chosen. When I approached a volume builder before, I was scheduled to make all those selections in their showroom at the time of signing contract. The appointment was for everything in 1 day. I backed out from that. For my current build, I still haven't done all the selections even though the build is up to second level. I guess this is the flexibility about a custom build. At the beginning, I only chose a brick to get the build started. As of now, I haven't chosen any paint colours for interior and exterior, haven't chosen any floor coverings. I'm only starting to shop for taps and appliances. It gives me enough time to shop around of what I want. Not really. You should already have a bit of an idea of the colours you like and scheme you're trying to archive (coastal, hamtons, etc., moody). If you don't, then that's problematic. The main challenge when it comes to selections is that you have limited time. If you are hoping to peruse everything available and make decisions on the fly, then you could end up with a house that looks like rubbish. You know the type, you will have seen them on real-estate websites and thought to yourself "wtf is that?!". An additional challenge if you are doing selections virtually is that you either have to get samples sent to you from the suppliers or the builder and they cant send you the whole showroom so you need a plan/vision. Samples of stone, floor boards and tiles are are really not that great in getting a feel for how they actually look in a large area due to variability in colour, texture etc. Computer screens don't do a good job of representing the true colours either, well most don't and even if you have a fancy one that does, you're hoping the source material was not manipulated in post to make it more appealing. Your selections consultant will have a flow and they will guide you through each step. They have done it thousands of time sbefore, so ask them what order they go in and if you have a plan/vision share it with them and they will recommend various choices as you go that work. They will generally have great understanding of how the various colours, patterns and textures work together. I fyou get a good one, you'll be surprised how smooth the process is and even about some of the choices you make. Start with the things you've already set your mind on, and work from there. They do have a certain order of things during selection appointment, which is based on how their template is structured. But it pays to have an idea in mind before you get to that, as it will be a lot of information to take in during that appointment. I am new to this forum so please bear with me.
