We are doing a knock down and 2 storey build with M. Our block is a north-south orientation with the south at the back unfortunately (although the balcony will face the north which will be nice i hope). My other half really wants the alfresco to face the SW corner so we get the afternoon sun into it. I realise it's going to be really hot on those 40 degree days but he feels that for the majority of the time it will be nice to be entertaining with the sun on that side for all the days that are 20-30 degrees or so. We are now having easement issues where we may have to build on the other boundary so the alfresco will be in the SE corner so will only get morning sun. My dilemma is which scenario is better-
1) Have the house in the centre of the block due to easement issues which will mean we will get the Alfresco on SW which my partner wants but divides our side yard into two-will have 2m each side of house, we do have a 12m backyard though too.
2) Build on the other boundary so would have a 4m sideyard as well as the 12m backyard, would have Alfresco in SE corner which my partner is not that keen on, and would have to pay for new crossover, and would need to have a curved driveway due to there being a telstra pole facing the garage on that side.
Dilemmas, dilemmas, please help.....
