Can anyone tell me if I was to do timber upstairs is there any way of blocking out any noise and acoustics? This is my biggest worry. You can insulate the lower ceiling to help but it wont be perfect. We are doing a lot of homes with double yellowtongue ( 2 layers) which makes a big difference. For those who can afford a bit more we are doing hebel and then putting a layer of yellowtongue and this cuts out most of the noise, probably 95% or more. Timber is so expensive over here, we did a price comparison a couple of weeks ago on a 280 sqm home and there is only $20,000 difference now between going double brick and brick veneer with a timber frame. Holdtheline I can only quote Sydney prices so here is the comparison between each option ( approximate): 1. Single layer of yellowtongue - $40/sqm 2. Double Layer of yellow tongue - $80/sqm 3. 75mm Hebel - $80-90/sqm 4. Suspended Concrete $400/sqm roughly I cant see why you couldnt get Hebel in WA, its made by CSR who are a pretty damn big Aussie company.
