Browse Forums Building A New House 1 May 19, 2021 4:21 pm Hi Everyone We are building a double storey home in Melbourne. The block is width is 9.5m and depth is 47m. North is on the right side of the property (same side as stairs) I have attached the floor plan. We appreciate all comments and critiques. We plan to halve the void to make the rumpus room bigger upstairs. I welcome your thoughts on how this can be improved. Thank you so much for your help. I would looking to make the rear window /door wider and delete the dining room window. If you reduce the size of the void your hallway is going to be very gloomy. Zipzap, the glass windows to the front elevation will work, they will soften the bulkiness of the façade which can always be a challenge on <10m wide with a double storey. Especially as the left has a high brick fence that that will wrap around and act as an extension to your solid walls, without the glass to draw your eye in it would appear quite tall, hard and imposing. The layout works well and has a good flow. The NCC-BCA 2022 due Sep 1st, includes requirements for LHA (Livable Housing Australia). The only suggestion is if you applied LHA to the downstairs guest room your home would comply with Adaptable Housing. It would require the bathroom's slab area to be recessed 75mm-85mm as it would become a Future Wet room. You could still have the shower screen door but you have the ability to remove it to comply. The recess is to meet the <5mm height transition at the door. The Fed Gov is not going to keep pouring money into old peoples homes, this LHA inclusion into the codes is to develop housing stock for the future oldies to staying at home or with family. Re: Thoughts on new house plans 6Feb 12, 2022 7:47 pm overall I think it's a good plan. ground floor - add awnings to dining and living area windows on north side. this will save from sun heat in summer. will move the study door to corner/stairs side to utilise the room more first floor - good to add some windows in the passage way of bed 1 agree with bashworth, removing void can make hallway gloomy and a big pendant lamp there will add a solid feature to your home. but given you have big windows to your stairs and big opening towards powder room, that should provide open feeling so in my opinion, it should still be ok to remove void and add more rumpus room. as bashworth said, I will remove windows above bedheads from bed 4. bed 3 you can move the bed to bathroom wall and have bigger windows on north side.
