Browse Forums Building A New House Re: Private Certifier demanding shower screens in our new bu 2Sep 29, 2021 6:24 pm Phoenix72 Hi, I have an issue, we have just completed a purpose-built group disability home, the private certifier that our builder appointed has refused even the Partial OC until we install shower screens. Well, this is all well and good for his contentment, although the three bathrooms are "wetrooms" and these can not have glass and shower screens due to the safety hazard to the clients and wheelchair access. He has written in the report that now until that and the builder removed their safety fence he will not issue the partial OC and that he will charge an extra fee for coming out and reinspecting the property. I have called our local council and it is not a mandatory requirement to have shower screens. I am thinking this is all a money-making scheme for this certifier to line his pockets. Especially considering the builder had not removed their safety fence when the inspection was called. If there are any builders or council members out there that can shed some light on this matter, much appreciate your knowledge. Hi Phoenix72 Did they give you a reason for this? I'm suspecting that it is related to the positioning of power points in the room. There are very strict rules around placement of power points in relation to showerheads. A shower hose adds to this because it increases the reach of any possible spray and having no shower screen makes it even more difficult. Your electrician should have been able to run you through the rules and made sure it was compliant. If it's not because of the power point locations then you need to ask the specific reason it is non compliant without a shower screen.
