I've narrowed it down between Henley (Palace 33) and Carlisle (Colorado 34). The only thing that is bothering me is the inclusions. Carlisle seems to have much more inclusions (Luxe Pack) than Henley. Any recommendations on whom to go ahead with? Carlisle are currently offering a system for $5k as a discounted optional upgrade from their current luxe event promotion. Brivis ducted refrigerated air conditioning system for $4,999 on double storey builds in the T range and Affinity. I thought it was something decent like 18.7kW or 21kW but I'm unable to confirm. I’ll also have to compare what the fixed costs look like for Carlisle. Henley’s is pretty decent in that aspect. The only issue for me with the Carlisle double storey plans are that the bathroom upstairs have smaller shower. Again I am knit picking on minor issues, but I am sure there is a work around that. It should be free to get the initial quote from Carlisle, not sure about Henley. For me, I get the free quote from three builders Carlisle, Porter Davis and Boutique for similar house size. Don't forget to include site cost into consideration as these builders might charge different site cost. I got the quote back from Carlisle as well and they have come a bit more costlier. Carlisle home (Illawarra grand 36) has more foot print than Henley (palace 33), but Carlisle have quoted me 15k more than Henley for fixed site cost and council requirements!. Carlisle for example use "Performance Solutions" - alternative construction methods to the Australian standards. I'm not an expert on this by any means, but the info here in this forum definitely gave me pause really consider what the use of 'performance solutions' for example might mean in comparing the overall cost/quality result of a build between two different builders. All of them have to be verified/tested/proven to perform the same or better and certified by the relevant professionals. The challenge is understanding g the difference so that you can be informed. Ie the Carlisle waterproofing solution is approved because it performs the same, but requires yearly inspections to validate that it will continue to perform. That's a bad outcome for the client. A different solution to have weepholes lower in areas that are undercover gives a better aesthetic with minimal to no risk for the area. I don't know in other states, but vic recently made it a requirement for all performance solutions to be signed off by the client's as part of the building permit application. That document usually explains what it is, who certified it, what their qualifications are. You can use that summary for further questions/clarifications.
