Re: New Double storey house on slope land 4Sep 23, 2021 10:36 am Hasimali Hi, As having the slope. Wondering what will be the cost of constraction Double storey house with attached granny flat and garage at basement. Basement- 60m² Ground - 240m² First - 150m² Re: New Double storey house on slope land 6Sep 23, 2021 3:23 pm Building on a slope is not cheap. Factors to consider are how much slope, design, build method, and the level of internal finishes will all go to determining the cost of your build. Any more than a meter fall on your property across the build envelope, and most of the volume project builders wont touch it. That leaves you talking to a custom builder or a the few Project Builders that cater to slopes. Don't be disheartened, but you need to be ready for your house to cost more that if your block was flat. I too am building on a slope (2.5m fall across the envelop). Not knowing the specifics of your block, its difficult to give any indication on overall cost. However, as a starting point for your budget, I would be factoring somewhere around $2000 - $2500 per Square Meter. This will at least give you a starting point on what you may be up for. My build is 390sqm in size and will have plenty of lux finishes inside and I'm in the $2-$2.5K per sqm range. Good luck with your build. Basement- 60m² Ground - 240m² First - 150m² the basement component is really expensive. We are doing a couple of these in North Ryde and depending on how much rock you hit you are probably looking at $150-180k for that alone. I think alex is correct, budget somewhere over $1.1m and probably closer to $1.2m. cheers Simeon Architectural Homes & Duplexes - specialising in custom designing homes to your budget Get a Free Onsite Consultation Today or send a PM for information, questions or advice.
