Im interested in the assertion that you're inexperienced owner builder. I'm largley unfamiliar with the process that supports the pathway for the average Joe to become an owner builder unless you're already in the trade. But I would have assumed that there would be some prerequisites to qualify, one of those being that you work with a qualified surveyor and have understanding of the various key concepts and requirements and could demonstrate that. While I appreciate that owner building is attractive due to the potential savings, I'm unsure that you've engaged all the relevant professionals to get you there. Asking for this sort of quote here will get you some aspirational and sometimes unrealistic figures, especially in the current climate. Have to spoken with a quantity surveyor, did the engineer who supplied you the footing design perhaps give you a figure of what to expect? I get the impression you may be approaching this from an unoptimal direction and will likley erode what savings you're hoping on making. To become an owner-builder in Victoria, you need to pass the tests: theory and White Card training. You can get only one owner-builder permit for a single home and associated work on that property, once every five years. I don't think most owner-builders are experienced though. My question is about an estimate in pricing. I look for help from those who know. Thanks anyway. I'm at the frame stage now. I must admit that I've been learning a lot about building construction so far over my first project as an owner-builder. Just to share a bit about pricing for my slab. My soil test is class E, a raft slab 189m2, paid 42K, an all-inclusive deal. Quotations for the concrete job are really complicated. For soil removal, for instance, some concreters included soil removal, some offered half-half (e.g. you hire the tipping truck to remove the soil at the tip DIY, they charge you a tipping fee per cubic meter for the upload), others excluded soil removal in the quote and calculated it as a variable cost for 'soil removal' per m3 (pricing $200 - $300 per 10m3 or per truck). For concrete quantity, it's also a variable cost, e.g. limit 70-80 cubic meters for 189sqm slab, exceeding concrete must be paid $200 - $300 per m3. Just shared some ideas of pricing above for my slab and its complexity to choices during quotations. Each quote has its own pro and con I reckon. An all-inclusive deal is good, you don't have to be bothered with unknown variable costs. However, my slab ended up a bit low. What type of frames are you using and how much are they costing in Melbourne? For framing, the plan included steel posts and beams on the ground floor, timbers for wall frames on both levels. For steel, I had a steel contractor who supplied and installed steel posts and beams. For timber, I source timbers by the ENG plan, I hire carpenters for 'stick build' to frame the house. For posi struts (floor joists) and roof trusses, I ordered pre-fab from a trusses supplier since these two parts need certificates, calculations, and layouts required for frame-stage inspection. I haven't summed up the total cost to frame as the job isn't finished yet. We've just finished flooring with red-tongue sheets, getting the first-floor walls framing next. RL or heights are pre determined prior to any works. we dont add concrete to the top just higher site cut or if not possible raise to footings A cubic metre of concrete at 25mpa is only $175 gst included. unless it was polished later. Hi johnny concrete, The slab finished a bit low, obviously compared to the neighbors' slabs on both sides. Given that the street is quite levelled, no sloping blocks around, it immediately raised a concern of rainwaters running into the alfresco and even the garage. The issue has been spotted right after pouring the concrete as some heavy raining days passed then, water filled up for both the garage and the alfresco. I needed more soils excavated after that for both front and back yards to escape rainwater. I get what you mean with RL, been told by my concreter as well. However, I reckon, you can upgrade it at your own cost to get it higher a bit, right?
