Browse Forums Building A New House 1 Aug 28, 2021 9:19 am Hi, I was told that the builder has to change the drive way to avoid the NBN box and change the retaining wall on the left hand side to drop edge beam. Can any tell me why they has also change the part which circle in the picture? After they have made this changes, balastrade has to be added to my facade which I think is so ugly. I don't know the reason they has to change this part and do you have any other plans for this? Thanks! Where I’ve indicated in blue about? Additional removal of landscaping (or is that a low retained pathway?) is also indicated at the side to take it down to original site levels I think (circled yellow), In NSW this is often done as the build consent is obtained via a CDC pathway which limits landscaping, cut/fill depths and distance you can place fill from boundaries. If ‘Landscaping’ not requested as an extra (by you) the builder may intend applying for consent (or already has) via a CDC not full DA so the majority of earthworks would be restricted to within building footprint. Check with builder or Council website. If it is a CDC or similar consent that has (or may) restrict the landscaping make sure you are clear on any required retaining walls near boundaries and who’s building them. CDC and sloping blocks seem to cause mix-ups often. That green arrow is about RL53.0m, and I think around 1.5m higher than the slab-what is happening here-retention by the builder or a slope and how steep? You might be able to add landscaping (which triggers a DA requirement) to the contract as an addition. Builder won’t like it and it will take longer. You may be able to do landscaping under separate DA-If just a bit of fill at front, some Councils have been fast tracking these types of applications so may not be too tricky. You may be able to add a few steps inside footprint where balustrade is to reduce height of vertical drop, then add a bit of fill at the base of the step to meet halfway and may still comply with CDC consent (or whatever pathway) without new application. The front wall might need moving back a shade to make extra space for the steps but check with builder regarding building reg requirements. If you find that the removal of landscaping is due to the consent pathway (i.e. CDC or similar rather than DA) do you mind posting (or sending) the wording of the landscaping inclusions? Curious about wording. Dear Members I have to decide the Facade column size. My custom builder standard is 350mm with rendering, but i asked for 470mm plus stone or tiles and yet to get… 0 7508 traditional gable roof facade - Have you did the dark and light gray color combination in facade with gray stone in facade… 0 4224 Looking to tile the facade pillars rather than rendering. Builder is quoting 2500$ laying cost for upto 10msq. The 2 pillars come to be 16msq. So laying costs are 5000$… 0 7554 |
