It is a bit sloppy but most of the lots are not flat in Berowra NSW. I met builders( box hill and Marsden park) and one of the custom builders suggested me to get the following reports 1) Section 10.7: I see a section in the contract but not sure that suffice but if I need it from council it shows section 10.7 (2,5,2-5) certificates. Not sure which one . Can anyone please suggest? 2) Geotech report: I checked but can anyone suggest the average costs? 3) Contour level 4) Architect: This is getting an architect build the plans and approved by the council. What is the average costs of doing this and how much time? 5) Bushfire report : can anyone suggest any recommended bal consultant for hornsby shire area? According to the builder all these reports will help to quote the building costs beforehand. The rest of the builders have standard costs and somehow I am unable to trust them due to variable added later. Also, the builder has suggested since you have all the above documents any builder will reduce the costs incur in these and will be accept these documents. Is it possible to get all this from one stop shop. Please suggest. I'm building in Berowra Heights Some of the info, documents and reports you can source and pay for yourself, however, some builders may not accept them as they have arrangements with preferred suppliers etc. The description of your land as "a bit sloppy" is very subjective. Some Project Home Builders don't build on land that exceeds more than 1-1.5m gradient across the build envelope. There are paid subscriptions to online apps that most builders have access to which can give initial details regarding land contour. This will give them a basic indication if they can or cannot help you. Do you have some basic design ideas of the house you want? My land also has a slope (3m fall across the build envelope) so I drew up some ideas myself and then went looking for a builder. After a few false starts, I found one that can build what I want to my available budget. Note: building on a slope is more expensive than on the flat. You can engage the services of and pay for an architect to draw up custom plans for your house. That way you own the design etc. You will also need to get your land professionally surveyed first as part of that process. There's numerous providers online that provide documented BAL assessments, again at a cost. I wouldn't worry about a geotech report just yet. That will occur further down the track after you have found a builder and they have had an opportunity to perform a site visit and you get to tender stage of the process. Good luck with your build.
