Browse Forums Building A New House Re: Reasonable or Excessive Site costs? 2Aug 17, 2021 9:21 am kennyc Hey all, I just wanted to gauge an idea whether my site costs are reasonable or excessive, given the situation of the building industry and country/world atm. It's been a long journey and wait just to have my plans finalized but I'm finally there. I received my engineering drawings last week with my final site costs and total build cost. The building consultant originally put a provisional sum of $35k for my site cost but thought it should come in cheaper (this was done in December last year). My soil report has come in P class (mostly because of a baby tree planted on the nature strip?) My block is 41m wide with about a 2m fall from front to back. My house is being positioned at the front (highest point). Anyway my site costs have come in at around $42k. My building consultant said this was due to 2 factors. First being supplier costs have increased over the past 4-6 months and secondly because I need a retaining wall put in on the fence line. This is the breakdown of the costs: 1500-1800mm of building envelope fall including site levelling, excess soil removal/Soil import as required and track rolling as required - $11,700.00 Provide aggi pits, drains and uni pits as per working drawings - $1,235.00 Provide timber sleeper retaining wall as per engineers design - $4,695.00 Provide P class slab as per engineers design - $11,225.00 Provide bored concrete piers as per engineers design - $11,460.00 Provide 3-phase run-in - $850.00 Provide additional mains water run-in due to extended front setback - $240.00 My house is 32sq and the retaining wall is 10m long, by 800mm high, by 100mm wide. I was thinking of getting a second opinion but in reality I don't see the point. If the builder does it then it will be covered by them under warranty and don't think that would be the case if someone else did the site works (except the slab). So yeah, just wanted to get an idea if the cost is reasonable or excessive? Thanks Each house is different but sounds about right. My costs are around 45K for similar land layout How good is Simeon?!
