Browse Forums Building A New House 1 Aug 15, 2021 1:11 pm We settle on our land in a couple of weeks. Being new to this, I didn't think of it at the time, but I'm pretty sure there's nothing in our contract about the condition the lands need to be in when it settles. Which is fine, our mistake. The block itself is quite overgrown with weeds and there are a couple of very large boulders that we can't remove ourselves. There also seems to be a few small piles of dirt from other sites. My question is, do these things get cleared during the initial build phases when the site is cleared? Or do we organise these things to be cleared before the build starts? If it's the latter, what sort of business would I be looking for? Re: Condition of land after settlement 2Aug 15, 2021 11:44 pm Check with your builder, mine required a totally clear site (with photos from myself to prove and a site manager to inspect and confirm) before they would even put a temp fence up. If they're not willing or able to do that work for you (expect at an additional cost) then either try and clear it yourself (what I ended up doing) or call a few companies locally who do lawn, garden work, weed removal etc (Jim's mowing or whatever local version you have) or if that's outside of their scope ask them if they know of anyone who can do it. Keep in mind you're also now responsible for the nature stirp and its upkeep out the front (and side if a corner block) of your land. Council don't waste any time sending out notices about this with the threat of fines if its not done. Yes, I have. But, I haven't paid yet. They know they did not do proper jobs and I sent the email re: final payment, I cannot pay. They said, we will do 2nd PCI. Since… 2 5486 We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37085 The concreter will take and reuse. In my case I bought structural LVLs and scraped them back and used them as joists. 1 5150 |
