Main things we were looking for: - large garage and workshop (we've compromised down from a 4 car garage) - large alfresco - kids area of house including activity area and bathroom - additional living space to watch TV away from living room - home office/study - large WIP - Single level living as much as possible given sloping block (loft master compromise) Any ideas on layout would be appreciated. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ your plans fit the block very well and without meaning to alter overall footprint my suggestions are based on a different location for the stairs to allow for bigger entry and laundry, more comfortable furniture arrangements for activity, living and alfresco with a potential pool change room and toilet for the workshop and garden, the upstairs floorplan allows more spacious ens and wiw and more comfortable access for carrying furniture upstairs with generous void to highlight the entry and brighten the centre of the house ..other small variations allows a little extra space for the media room and safer steps between the kitchen, garage, workshop and the childrens' wing.. And we see this as vital space for our family as the kids turn into teenagers and ensuring they have the space they need to study and relax as they grow. Might try a couple of things to see how we can work around this. I also really like the outdoor bathroom space, but unfortunately (something you didn't have knowledge of) is the reserve to that side of the lot, which visually is somewhat of a feature with loads of trees and birds to enjoy. Closing this side off will significantly reduce that view. We've resigned to shower outdoors being installed at a later date, or entry via the laundry to the back bathroom. We are allowing (20-30yrs away hopefully) to change the media room and workshop to a downstairs master if we need to remove the stairs to bed access. With the loft, there are sloping ceilings which wont allow anything outside the main say 3m center portion that is normal height. see example below from the builders display home where side walls are roughly 1.9m high, so a central hall is almost essential. Thanks so much for spending time on this. the kids' activity room is a different shape not much smaller and i've left out the kids hallway that doesn't improve the space and upstairs is based on a similar space that we had in one of our own homes and the sloping ceiling can be as low as 1200 at the sides in the bedrooms and about 1500 in the bathroom without hitting heads so worthwhile to have your architect test the spaces to see what other options would provide more spacious ens and wiw and hope that you can consider the new entry and stairs that's much more suitable for a new home ...happy planning 6 42828 Hi, Seeking volume or semi-custom builder in victoria(east), which have existing double story wide floor plans.
