Nobody sits outside but you can't stop the sunlight coming in. Blinds down and AC running full blast. I don't think that would be nice. I'd flip the whole floor plan, so your courtyard and masterbed are facing east, garage on the west. And you would have more solid bricks and less windows facing west. Since your backyard is already facing north, you won't lose light and warmth in winter for your living area. swopping the garage would direct western heat into the bathroom and small bedrooms but the room more likely to have the full impact of late afternoon western sun is through wide glass doors in family dining room (regardless of which side has the garage) and overheating in the courtyard could be modified by a shaded pergola, smaller windows, doors and extrenal screens.. the master bedroom is always shaded from direct western sun and midday summer sun is directly over head when all north facing windows should be shaded by standard eaves and east and western sun can be modified by smaller windows and/or external shading or screens ..i've inlcuded some modification for a mudroom and set down space between garage and passage, alternate option for bath and powder room and adding furniture helps highlight available space Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ and the alternate plan showing garage on western side fyi Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Appreciate the time you put into this, I like aspects such as the pantry/laundry ( we had similar ideas but had no idea how to implement it ) area as well as the mudroom section but we aren't big fans of making the bedrooms smaller then they already are. We definitely want to keep the rumpus closed off as we will turn it into a mini home theatre. What's the front door width? We get a 1200 wide door standard and we want to keep it like that, understand it requires a bigger entry etc but a bigger door and entry is something we love as well Also the width down the courtyard side of the house? We must have minimum 1m down the entire length of a single side boundary. any plans is always a compromise but i prefer the extra kitchen space to the slightly bigger bedrooms (that are big enough for queens sized beds plus the biw and study area) and details like the good sized garage and the front door needing a wider entry and the extra hallway study area also impact the space available for other rooms but the rumpus and side setbacks in my plan are the same as your original so not sure what you mean by closed off but minor differences in sizes will be due to my vintage CAD program that uses 10cms wall instead of 9cm to make the sizes easier to understand but it's an interesting plan and you need to have what suits your family, happy building 2 6424 Hi, Looking to add an ensuite to one of the bedrooms and make it a Master BR.
