Browse Forums Building A New House Re: New build - downlights in the eaves 3Aug 09, 2021 12:58 pm Kippers01 If you can access the eves you can cut a 90mm hole to put the downlights in. If electrical sockets are installed in the roof cavity its a DIY job. Just cut the hole, put the downlight in and plug it in. They cost about $15 at bunnings. Ask the consultant to explain why their electrician cannot install some sockets in the ceiling cavity. Thanks for your reply. I am also confused why they said they can’t install sockets in the eaves. I am thinking if they push back on that can I get a sparky to install sockets as well as the downlights post-handover? Re: New build - downlights in the eaves 4Aug 09, 2021 1:19 pm The downlights have 1.2m cables with plugs so the sockets dont need to be in the eves. You could even have some sockets centrally located and just use extension cords and powerboards. Sparkys love downlights: 15 minutes of labour, $15 in materials for a $100 each fee! Sounds like not much effort. Thanks for your help. Re: New build - downlights in the eaves 6Aug 09, 2021 10:11 pm Just spoke with the electrical consultant again today and she has agreed to provide one electrical socket in the eaves which can be used to pull additional cables and socket from post-handover. That's great outcome. Just a clarification, are you talking about eaves to first floor or second floor ? If they are the eaves for second floor have you spoken with an electrician to see if there would be an extra pricing for doing it after handover ? Just a thought. I am talking about eaves to second floor. I am not planning on getting it done through builder’s electrician. I have asked builder’s consultant to provide just the battens for my downlights on the first floor. I am planning to hiring a sparky post-handover to install my ceiling downlights and while he is doing those lights I will ask him to install the lights in the eaves as well. Have you checked with your sparky if they would charge anything extra to install Downlights in the eaves of second floor as they may need to climb externally ? Re: New build - downlights in the eaves 10Aug 11, 2021 1:44 pm ozshaz, your question made me think and I rang a sparky to clarify and guess what, you were right. He said it can definitely be done post-handover, but would be some effort as they will have to climb and would require scaffolding. He advised better to get this done through the builder as you might end up paying the same later if not more. Now I am thinking is it worth paying 2 grand on downlights in eaves? Not a news you wanted but glad to see that you were not in for a surprise later on ! Happy to help ! Update from me!
