We are doing a KDR for our first home (about 20sqs) on a subdivided land in inner East Melbourne. The lot is quite flat and is about 400sqm. The rear is north-facing and has another unit's garage. We would love for you guys to provide some feedback on our first draft of the floor plan. All advice and feedback are welcomed! I have some thoughts about the plan and wonder if it would work. - Looking at the floorplan, I am thinking of adding a small butler's pantry next to the kitchen and perhaps extending the wall 1m out to accommodate it - I wonder if the living area would be hot during the afternoon with west-facing sliding doors behind the couch Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Floor Plan Feedback for Single Story 2Jul 30, 2021 4:36 pm Lucky to get north to the rear and I think it makes pretty good use of the smallish block. You'll love the living room in the winter when the sun is pouring in. Perhaps increase the windows on that northern wall? Regarding the pantry, I know a few people who have butler's pantries and they don't really use them a lot of the space except for accumulating stuff. That being said I do appreciate a decent level food pantry space. Could the 'Store' be the pantry? Could you extend the garage/study face out to be in line with bedroom 1, creating more laundry (or study) space and perhaps giving some extra space in the garage for a store? Could make the roofing cleaner as well? I wouldn't extend the kitchen out North if you could help it. That could be a good area for a fixed roof pergola sheltering the living room from the summer late afternoon sun. If I were you I would also switch the master around the be facing north as this will be much more pleasant for the master in the winter time (just make sure you get extra insulation in the adjoining living room wall for noise).
