Thank you everyone for being so helpful. I am building my new home in Sydney upper northern beach and would love some feedback, taking into account the surrounding neighbour. Below is the site plan. The block is mostly level 15.2 x 60. The house I am building is Metricon Vantage 48. I love the void over the dinning and want to make that the focal point. What do you guys think about orientation aspect ? Ideally I would flip the home (east-west) to take more advantage of the north-eastern sun. However, I think my neighbour on the right is blocking most of the morning sun anyway. More importantly, I don't really want the huge void to look right at my neighbour on the right. The current design means I have a nice unobstructed view from the dinning area to the green reserve. Any thoughts on this regarding aspect, summer & winter sun enjoyment ? Do you think this would be too hot in summer ? #2. I also thinking of adding a rear balcony opening out from the master bedroom. However, I think it will make the back of the house darker & taking away the north-easter sun from the outdoor room. Any thoughts on this ? #2 Would love to hear any other suggestion you might have ? Below is the picture the void in the model house: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ take advantage of the views and invest in electric shutters and suitable glass (your local cliate isn;t as subject to highs and low temperature... if the void is your favourite feature of the new house then the special view will make that even better and you could have an upstairs balcony combined with an open pergola across the back to create semi sheltered sitting area without so much shade in the family room and the shower is better next to the bath as combined wet floors are away from the entry doors and the shower can also enjoy the view but reconsider the open doorway as there needs to be locations for towels in the ens and do you really want a view of the open wir??
