Browse Forums Building A New House 1 Jan 16, 2018 10:31 am Hi! We built our house 8 years ago, and have now decided that we would like to build an investment property in South East Vic. We got the orientation wrong on current home (doesn't bother us too much tho) but I would like to try and get it semi right on the new build. The block is approx 630m2. The front of the block faces east, with the backyard facing west. The crossover is towards the northern side of the block. From what I have researched, it is best to build as close to the south boundary, but I am having trouble finding any plans that would work. Anyone had a similar block and could suggest a plan? As it is only going to be a rental/investment, we don't want to do a custom build, and would ideally like a plan that needs minimal changes. Thanks! Only 15m wide so we couldn’t move the house further to the South boundary, so it was just a case of trying to get northern light to our main living areas at the back, and the alfresco. Perhaps run your alfresco all along the back of your house to shield the living areas inside from the afternoon sun. No point having big windows on the northern side if they just look at a fence but if you have a decent width to work with you could. If single storey you could put sky lights in the northern side of the roof. Ours is a double but I wouldn’t do a double for investment purposes. Something like this would work...the main living areas don’t have western windows apart from where the alfresco is for shade, so you can still see our to the backyard. Also don’t forget, if the back wall of the garage lines up with a wall opposite, you can flip the plan just from the garage, and shouldn’t cost much if anything. Our block is also facing east and the crossover is on the northside.
