We have the money to build with everything we want, but we will be at the upper limit of our budget. I want to get it down a bit so there's some more money to play with after the build and it boils down to this. For 10k (approx) which would be your priority out of these three things both for practiciality, usefulness and resale value? You can only have one!! I'd also love to hear everyone's reasons for their choice. Jo Edit: We cannot have sheds on our estate. I leave you to fend for yourself, figure things out yourself. Reasons are double glazing - yes it is nice but can compensate in other ways if you don't have it. Garage extension for workshop - This can be compensated at a later stage by adding shed which would serve the same purpose As for Ensuite - it would be a lot more dearer and also may not be possible to add later if required. Re: Which way to spend 10k...... 7Oct 15, 2008 1:01 pm I agree with the above and have got the ensuite, for pretty much the same reasons, it will be extra expensive if you do decide to do it down the track. You plan on living in your house for a long time, and this ensuite would be for you, i wouldnt compromise that for a triple garage. Besides, you can put up a massive shed later if you really wanted to.

I am purely saying mostly for resale but consider it only if you really are thinking of reselling. Otherwise I would say do what you want the most and is going to make your life easier.
We have always done triple(the last one was 5 ) garage simply so we don't have to have a shed encroaching on our backyard space. DH also like the idea that there is an open area for such things as gatherings for kids parties if its winter, space to dump soil or mulch and it doesn't matter if he doesn't get to it straightaway..........the space in there is a huge selling point to blokes and as long as the woman have a nice kitchen and bathroom you have your resale. Its also good for when the kids grow up and have there own cars(resale) they can park also. Lots of men these days have toys aswell utes,bikes,cars,boats,jetskis. This is a definate added incentive. Consider 2 homes for sale......... 1 exactly like yours but has a triple garage and no shed. 1 exactly like yours but has a minor ensuite and a big shed out the back. which one sounds more appealing to the family that is likely to buy in your area. Edit...Hmm just re-read and noticed the 'no sheds' policy. Maybe a slightly bigger garage?. Though I wouldn't want a bulky 3 car garage dominating the facade. Hell, just borrow the extra money and have both It's actually a really good covenant... the estate is so open and you can see into everyone's yard because of the hills. I really only have to share the bathroom with DS so I'm not that fussed.... (although it would be nice). As for the garage... I have a car, mum has a car, brother has a car (if he's still with us when it's built ), DS will have a car in a few years, DS paints models and stuff.... DS is getting a motorbike... Most people buy houses that they want to live in, garages are good but for most people are an afterthought.
Besides, I do not know if you live with your mum now but private space is important. My mum has lived with us for the past 5 years and, at times, you will need your own space.
