Browse Forums Building A New House 1 Jul 08, 2021 11:25 pm Hi all. Can a builder handover your home if NBN is not connected? We have been advised by the builder that NBN won't be ready by handover and was wondering whether this is considered "complete" in terms of construction and whether it meets occupancy permits requirements too. Any thoughts? Re: NBN unconnected at handover 2Jul 09, 2021 1:57 am Yes they can, your builder may have done conduits/boards/cabling to help facilitate install by NBN technician (dependant if this is in your contract). Your ISP will normally pass on a NBNCo $300 a connection fee to run the lead in to your new build, this covers the cost for NBN to install the HFC/Fibre/Copper lead in to house plus install distribution point to inside house (This is a basic Guide). Re: NBN unconnected at handover 3Jul 12, 2021 9:41 pm I have checked my contract and it is clear that what I have paid to be included is the NBN hub. Since it is in the contract, and at handover this is not present, does this means that my builder have not fullfilled the contract? Re: NBN unconnected at handover 5Jul 12, 2021 11:23 pm 'NBN ready' is just the conduit from the property boundary and into the house to the first connection point. NBN will do the cabling install once you are ready to apply for access, that the $300 charge they will pass onto the ISP at connection. If the development application hasn't been made by the developer, this is/was their responsibility (unlikely its the builders problem); you can tell if your property shows up on NBN's address lookup tool. No address, no developer application has been made. Re: NBN unconnected at handover 6Jul 13, 2021 1:23 am That makes sense. Probably not able to delay handover from the looks of it. I have been reading and watching nbn co youtube channel, it is mentioned that each home is entitled to a free installation. So what i can't understand, what are we paying the builders for if nbn co will be doing all the installation for free. Double dipping or i am missing something here? Re: NBN unconnected at handover 7Jul 13, 2021 9:18 am You'd need to work out what they are actually charging you for? Just the conduit installation I assume? Possibly a few extra data points and a wiring hub as part of their 'NBN pack'? NBN was only free installation for houses part of the original rollout. In an attempt to claw back some money, the government made the end user and developer contribute if you missed the original rollout. The developer was supposed to pay a development fee when the sub division occurs, but often don't because the local councils that approve the sub division don't check up on them. Saves them a bunch of money to as then the end users end up paying both charges. Re: NBN unconnected at handover 8Jul 13, 2021 9:27 am Ahh this clarifies alot. I was under the impression that nbn will install for free regardless. With this new information, then it would seem that the builder got paid to install wires and hub which they did. Am just curious, builders apparently don't offer NBn ready as a standard, does this means for a owner who don't choose "nbn ready", they won't have internet? Re: NBN unconnected at handover 11Jul 13, 2021 9:44 am wireless internet can be used in a nbn enabled area. here is an example: https://www.optus.com.au/broadband-nbn/ ... -broadband it has been a known issue that NBN have not connected HFC enabled homes since the start of the year (possibly longer) due to equipment shortages and covid. These homes as an example whilst being in a NBN area used other means to connect to the internet. Re: NBN unconnected at handover 12Jul 13, 2021 10:11 am a FTTP connection is obviously more desirable than a wireless solution at this point (unless you're living next to a 5g tower). Also not all areas have good wireless coverage regardless of what the maps say. I live in an area 100% covered by wireless 4g signals, yet the connectivity is absurdly unpredictable. Glad to have FTTP which has been flawless from install 6 years ago. Dark matter scientist, can breathe underwater, mind reader and can freeze matter just by willing it. Trust me, its in my sig. Re: NBN unconnected at handover 13Jul 17, 2021 1:20 am It depends on what you want.. NBN ready for a HFC connection might just mean a coax port (and power point) in the garage. You don't need them to install an NBN hub (cabinet) etc. And yes, you can go wireless for a month (or more) when you move in and are waiting for the NBN to connect you. Can you give advice on how to get missing certificates needed for a form 21? Our bank requires us to provide one but we are missing 4 building certificates from our first… 3 71736 yes it does, you've just not understood it. theres a difference. 4 5206 Your house should come in "as new" condition.
