Browse Forums Building A New House 1 Jun 29, 2021 5:18 pm Our SS has organised for us to do a PCI walkthrough tomorrow. Up until this stage, we've engaged with an independent inspection company to do inspections during the various stages (namely framing and waterproofing stages). To this point nothing has been picked up and everything has been within the norms for a build at each stage. So now i'm wondering just how much benefit I'll get using them for PCI as its all just cosmetic checks anyway. Anyone have any opinions or experience in what their independent inspections picked up that they didn't? Also, I'm assuming it's still ok to make the call on this after we've done our own walkthrough and that it wont be too far down the track for that. Follow my build here: https://www.instagram.com/ivy5custom Re: How useful did you find an independent PCI inspection? 2Jun 29, 2021 8:48 pm Hi Monty, In my limited experience, I feel it is worth the investment. we have to understand that the points the inspector may raise might be minute, but they still have to show that they have done due diligence. Even if they are able to pick one major thing, it is worthwhile. In my case, the inspector went up the roof and checked the roof and exhaust connections. He found that the kitchen exhaust was not connected outside, I would never have gone up to check. So that was a plus for me. Besides, what could be acceptable to us may not be industry standard. For instance, in my garage, an extra slab was removed and there was a mark on the floor. I thought it was okay as these mistakes happen. However, it was pointed by the inspector and the builder painted the garage floor as a rectification step. So, the bottom line is they are worthwhile to invest in as they have our interest in mind. LOL, are you kidding after the final walkthrough you have possession of the house.... sign the release for the final payment defects and non compliance needs to be picked and documented before you take possession. Builders are telling clients they are way too busy to keep coming back.
