Our Block - Corner Lot 400m2 Falls under Small Lot Code Builder insists that grey shaded area is the 9x9 truncation area in which we can't build as per BCC guidelines and therefore requires a Development Approval costing $4,500. I have heard and seen other houses in Brisbane region on a corner block that does not fill that requirement. I know of people who have built with other Builders their house sitting was approved within the 9x9 area without any DA to Council. Does anyone know the answer, or can anyone shed any light on this? We also built on a corner block, and had to set our house back a further 2.5m to avoid being within that 9x9m truncation. In the end we didn't mind it, as we still had a decent sized back yard, and it gave us a nice sized front yard with an extra long driveway compared to neighbours. As your block is in the small lot code, you should be able to build your garage to boundary, which would also help move your house out of that truncation area, but you would also need to set it back further to get completely out of it.
