Browse Forums Building A New House Re: a PD home, what do we need to be prepared for? 41Oct 15, 2008 8:26 pm Hey, homeishome
what a great encouragement you gave me! i think i will probably do floors (tiled and carpeted) after handover, save the money for driveway or fencing. so many people said that lots of upgrades are over priced. so in Hopetoun we can see everything? like the M501 studio? will tiles be at National tiles or show samples in Hopetoun? what about the underbench cupboard choices, where are they going to show us? thanks in advance nh Re: a PD home, what do we need to be prepared for? 42Oct 15, 2008 8:59 pm Hey nh
Anytime, thats what all of us are here for. Now back to your question, no they dont have tiles displayed at Hopetoun, for that you can make an appointment for browsing with National Tiles at Port Melbourne during the weekend and you will be able to see the range of tiles there. And yes you can see whole lot of stuff at Hopetoun, however dont keep your hopes too high as the weekend staff at Hopetoun is just casual and dont know anything, moreover PD's Hopetoun is nowhere near M's 501. Its not as detailed as M3tricon. With underbench cupboard choices, they have few of the doors made which are dsplayed there, however the whole range from Laminex and Formica is displayed in small sample swatches. When you go to Hopetoun just bring few of the samples home that you like and try to mix n match. the whole laminex range for cupboard choices can also be seen here. http://www.laminex.com.au/pdf/brochures ... %20WEB.pdf and colourtech, woodgrain, vinyl or gloss are all upgrades. There are 66 shades as standard in laminex range with PD. Again i would say, its worthwhile going to Hopetoun during the weekend to get the idea. And believe me if you finalise on a PD house, you will find yourself at Hopetoun to make decission every weekend before colour appointment. Re: a PD home, what do we need to be prepared for? 43Oct 15, 2008 9:16 pm that is soooo helpful,
the cupboards, i would like a gloss (just need to see how much ), but after looking at the laminex cite, with so many choices, they all look pretty good, so next question will be: colour match with floor and bench top yep, definitely going every Saturday to Hopetoun from now on.... this forum, and so many of you, are just wonderful, i guess i am a prep now, hope to graduate from here when the house is up nh Re: a PD home, what do we need to be prepared for? 44Oct 15, 2008 9:27 pm i am still trying to graduate
Re: a PD home, what do we need to be prepared for? 46Oct 16, 2008 8:29 am what? 5k just for glossed cuoboard doors? i give up!
maybe choose a nice matching colour is more imprtant than a gloss finish, you reckon? what's your thoughts on bench top colour matching tiled floor or kitchen cupboard colour matching tiled floor with a contrasting bench top? i kind of want a darker coloured carpet (for obvious reasons ), but i would probably have to choose a similar coloured floor tile, then ....., would it be too dark? i am a warm person and i like a warm sort of overall feeling of a home........ hard, hard hard to decide and match an interior designer would help? would like to hear your thoughts on this apparently a not-so-easy decision. happy learning! nh Re: a PD home, what do we need to be prepared for? 47Oct 16, 2008 8:18 pm Yes, definately allow 5k for the vinyl wrap or 2 -pac ( even more! )
As for your tile question...that is a hard one! How dark were you thinking? If I were to have really dark tiles ( say charcoal or black ) then I would probably have the bench tops to match and go for a lighter contrasting colour to the cupboards ( just my opinion though! ) As for the dark carpets, you wouldn't necessarily need the same colour tiles...just keep it in the same colour family ( dark brown carpets - bone/light brown tiles, olivey carpets would also work well with beigey/boney tiles) I think that if you had really, really dark carpet AND really, really dark tiles it would be too dark...again, just my opinion though...probably not much help! So if u have your sales quote from "G"...what is next 4 u guys? Re: a PD home, what do we need to be prepared for? 48Oct 16, 2008 8:38 pm Hey, grace16
i send you a PM. yeh you are right, my kids all want light colour (you know they are not worried about cleaning ), i have been searching and looking on the web, too dark certainly won't be too good as it would get a bit dull - may affect my mood ! so i may go with a tone of neutral colour, something like light woodgrain coloured cupboard, san/beige tiled floor, grained off white bench top, then i can stil have a choc or light brown cloured carpet to match. and the wall will be soft white or of white, may be add a earthy light brown feature wall somewhere. another choice is a tone of silver/light grey, i can choose light grey for tiled floor, very light brown woodgrain cupboard with a hint of silver underton, then bench with a grey grained tone, then carpet greyish, will this work? how do you think? (my current house is yellow/beige, i have had enough of yellowish thanks for your advice!! nh overwhelmed newbies 49Oct 19, 2008 4:36 pm Yes, we are overwhelmed newbies who would love to build the PD Brookvake 45. We're only at the stage where we are dipping our toes into the water. We have our block of land....and are waiting for bank to say yay or nay and then we hope to pay our deposit with PD next week.
Totally excited and totally overwhelmed! I've been reading the blogs and they are just sooo fabulous!!! Thank you everyone for sharing. I've been enjoying R&C, M&J and Petal's blog especially as it's the Brookvale. One subject that we're struggling a bit with is what we've affectionally nicknamed the G-string wall. Yes...that little corner bit in the family room that opens out onto the Alfresco area. yes, that one...the tiny little corner that costs $21K to remove. We have a million and one other questions and issues that we're struggling to wrap our heads around!! Our building journey has begun: https://forum.homeone.com.au/viewtopic.php?f=31&t=23138 Brookvale 45 by Porter Davis ************** Lead me not into temptation.....I can find the way myself. Re: a PD home, what do we need to be prepared for? 50Oct 19, 2008 8:29 pm Hi, Overwhelmed
welcome, i am a newbie too. planning to build brookvale too and paid the PD the deposit already. let's learn together about this "project", i hav egot million's questions too!!! nh Re: a PD home, what do we need to be prepared for? 51Oct 20, 2008 7:28 pm Hi overwhelmed and nh,
We're M&J feel free to ask away about anything you like and I'm sure we'll all try and help you guys where we can. We loved the "G-string" wall as you so lovingly named it but we didn't end up going with it cos we couldn't quite justify the 21k for it especially cos I hate flies and for that, don't think I would ever leave it open for any period of time. Was one of the standout features of the displays tho. Hopefully the bank comes to the party, overwhelmed The Brookvale is stunning! Oh, nh, we upgraded our roof tiles to cat 4 CSR Monier and were charged about 1.8k for it. We also chose Homestead Tan as our bricks which were cat 1 when we signed up but they wanted to charge us cat 2 (which is what they are now) for 1.6k but we argued successfully that it should be kept at cat 1. And its definitely cheaper doing your own flooring if you don't like the standard offering by PD (which we didn't!). PD are just doing our wet areas except our laundry and powder rooms cos we'll be having tiles throughout the bottom floor and wanted them to flow into these areas too. I could prob write an essay about our PD experience so far but won't bore you guys unless asked too JT of M&J Re: a PD home, what do we need to be prepared for? 52Oct 20, 2008 7:58 pm Thank u, JT of M&J,
that information is sooo needed. the Sales guy gave me a new list of Austral bricks categories, we were interested in the homestead Tan, but just realised that was a Cat2 now, so i think we may go to Urban One Nougat (Cat1 now), then CSR Monier Cat 3, the Georgian range, soho night (colour) (or Cat 4 Horizon Sambuca. thanks for the idea of how much extra for these upgrades - even though they may have gone up again also for thet G-string wall, we decided we would keep it, for 21k, it's not worth it and again, i thought about the flies and the chances that you would open the whole lot - not that many times if you wouldn't mind, do you know how much extra for the floor tile upgrades generally? also, they have just got a new promo out yesterday - pay for 4k to get 15k worth of floor tiles and carpet allowance, your experience - worht it or not? your comments are much appreciated! nh Re: a PD home, what do we need to be prepared for? 53Oct 20, 2008 8:15 pm We got quoted for upgrade to polished porcelain tiles (not sure what cat they are) but came to 21k!!! Thats for tiles throughout bottom floor and wet areas. They were charging like $110/sqm. For similar tiles from NT, you can get them for less than half that price. We saw a tile that we liked that NT had on special for $30 sqm and asked them to quote us for it and they wouldn't give us the sale price and charged $100 sqm also. I still think its better to do flooring yourself IF you don't like any of the standard tiles. You can also get laminate flooring for much cheaper outside too. For what PD were quoting for laminate, we can get solid timber. Re: a PD home, what do we need to be prepared for? 54Oct 20, 2008 8:53 pm Hey, JT
that is great info! i think i have heard from somebody else too anout it. i kind of think, even the promo, if they charge double the price, it still won't worth it. so i think we might go do the carpet and tiled floor after handover, hope to get a local tradie to do will still less that what they chareg - also we can get what we like for the tiles and carpet - good quality ones! so you aer doing it after hand over? nh Re: a PD home, what do we need to be prepared for? 55Oct 20, 2008 9:00 pm Yah, we're getting all flooring done after handover - that way we get to shop around for what we want and get better quality too.
When's your NT appt? Have you been into Hopetoun yet? Re: a PD home, what do we need to be prepared for? 56Oct 20, 2008 9:07 pm paid the deposit, the g guy said he will contact us about the appointment, but not yet.
i have not been to the Hopetoun yet, but thining of going this coming Saturday - the first time. also how to get laminated cabinary done after handover? i though you have to go through cabinery choices with them.? nh Re: a PD home, what do we need to be prepared for? 57Oct 20, 2008 9:13 pm Which cabinets were you thinking of? We're not getting the media units or extended laundry cabinets done thru PD. You can easily get a cabinet maker to do all those later on and probably cheaper too. That's what we'll be doing. We'll hopefully get the pantry done up nicely after handover too. Any cabinet maker will be able to get your laminex colour of choice to match. The only cabinetry we're getting thru PD are the vanities and kitchen cupboards and overheads as they were part of our promo. Re: a PD home, what do we need to be prepared for? 58Oct 20, 2008 9:21 pm Hey, JT
we are not going to have any media units (including upstairs study built-in desk and the ones in teh upstairs games room) through them too. laundry overhead cupboard, we have not decided yet, cost extra $1155 (including eth extra tiling), the PWD room caninet for the basis 'to allow $300), and pantry sink, laminate bench - extra 1800. others all the media units i will do it afterwards nh Re: a PD home, what do we need to be prepared for? 59Nov 12, 2008 10:50 am hello,
We're building with PD as well and are considering doing the tiles and carpet after handover. Do you guys have suggestions for a good tile/carpet company and possibly an excellent tiler? We will be building at a suburb west of Melbourne. Thanks!
