I am building a 38 sq house on a 501 block of R3 zoned land in Campbelltown Council (NSW). The builder submitted a DA with the council but was rejected due to not meeting the FSR (the build is 0.56 and the DA requires 0.55). Now the builder is thinking of going for a CDC, does this sound right? This is my first house i am building so not sure if this is the correct course of action. What are my chances of getting it approved by CDC? Thanks.

I’m no expert on this but when I built my house in Campbelltown in 2018 my builder went straight to DA because they knew it didn’t comply with cdc rules. The impression I got was builders generally prioritise CDC first and Da second only if necessary as generally the cdc process is quicker and easier. I’d be asking your builder why they think it will pass cdc rules and why they didn’t go down that route in the first instance.
