Browse Forums Building A New House 1 May 25, 2021 2:12 pm Hi all, My husband and I are currently building a reverse brick veneer single story house in the Perth Hills. We originally (like everyone else in Perth!) were going to build double brick, but settled on RBV because of the energy efficiency and we liked the option to have more versatile cladding options. We are not necessarily having buyers remorse, I'm happy we went with it in the end, but am interested if the sentiment around DB in Perth is still the same. Would you buy a RBV house in Perth, or do you think it compromises resale value here? We plan to live in our house for 10 or so years and then use it as an investment property (if everything goes to plan!) so resale wasn't the be all and end all, but just curious what others think. There's the argument over termites but in the Goldfields it's brick veneer and they have a lot bigger termite problems. For me it simply comes down to what would my interior walls look like if they were gyprock instead of white set slapped over plaster. Don't understand the fixation with double brick at all. As for reverse brick veneer I have no experience of it but if you're going to hit that internal brick wall with plaster and white set then you'll need to be able to find the very rare tradesman that can do a good job. Client is absolutely p!ssed off that they had no idea of costs and engineering implications of their DA approved Plan. Stick with the tried and proven methods on Class A and S soils. ie Double Brick. OT Bricklaying & Concreting is the lowest cost/m2 and paid trades, requiring the least level of Skill putting Architects and carpenters in charge Doubles your costs BT Homes is another classic example of what happens when you go Timber frame Sips in WA a double brick market. Goodluck Thanks for the reply, and insight! I thought as much to be honest but was hoping maybe after 10/20 years the trend may be changing! I definitely agree there is absolute value in sticking with tried and true. I would be disingenuous if I said it wasn’t a little nerve wracking going against the DB status quo. But surprisingly our overall costs for changing to a RBV only came to about $7000 extra which we were happy about. Our biggest costs came in other areas of improving energy efficiency. We are building with Rural, who build a good mix of db houses and RBV, so we trust in the process. Were at brick stage now, so we’ll see how it goes. Thanks! I know, I find it puzzling but somehow it seems very much like Perth. In saying that I don’t really have anything against DB houses, I guess I just like the flexibility in the different external material that RBV offers. It just seems every house looks the same now days in Perth. This may be naive but I assume because the internal wall is brick and the frame sits externally between the brick and external cladding, the interior would simply be gyprock like a normal DB house construction. BTW, Google has pushed back thermalite bricks in the search engine, but you can search WA parliament records as to what happened to many of battlers and punters that put their trust and life savings into then an inferior product. Goodluck Yeah far out, you’re right google doesn’t give much when you search Thermalite Bricks, I honestly don’t know much about it. I do remember the SIP panels, so I can see there is 100% validity and reasoning behind why double brick still the mainstay. Nothing against DB, just interested so thanks for the info! I am saying that double brick has similar thermal performance due to thermal mass effect.
