Browse Forums Building A New House 1 May 22, 2021 4:21 pm We have recently signed up with Metricon's Home and Land package deal. We realise we won't have much wiggle room as we are going to be selecting from one of their home solutions design.
We just signed our land contract and will be signing our build contract soon. We have picked Erikson 24 on 430m2 land including pool. Site plan and Inclusions list attached 1. What's worthwhile upgrading through Metricon and suggestion on what's better to do during the build and or after the build? Please remember that it is a home solutions design so not sure if Metricon be able to alter much if anything at all 2. Any recommendations on a building consultant in Brisbane? Re: First Build - Metricon Home Solutions Design 3May 23, 2021 8:39 am It all comes down to cost and it's additions like these where Metricon make their money. Electrical you'll need to be picky depending on your allowance because they charge a fortune per extra point. Since it's single story id probably just look at getting conduits put in for tv and data, get one light point in locations you're happy with and add downlights, tv, data later. Definitely invest in higher ceilings as it's worth it. Basically any structural upgrades do them if you can afford them cos there's no second chance. Don't get them to do turf or landscaping of any kind. Do it after handover for much much cheaper yourself. Our design offers 2400mm and the tallest Metricon offer is 2550mm so will at least push for that or ask if they can go higher. Please see quoted amounts below: *Higher ceiling to 2550mm (from 2400mm) = $2332 *Frosted windows to bathrooms/toilets = $360 *Deadbolt to front door = $80 *Overhead cabinets to kitchen (3 double door cabinets) = $1193 *Additional double power points + additional circuit for power points (we requested 12 additional) = $981 *Home Network Lite system (includes home network enclosure, 1 gigabit Ethernet switch, 1 phone point, 1 WAN point, 2 television points, 3 data points) = $910 All in lieu of standard NBN lead -in, 1 data point to Family/Living areas and 2 tv points *Extra Cat 6 data port = $99 *20 down light pack (If we do not get alternate lights, they will install fluorescent batten lights) = $1900 *Heat lamp/exhaust fan/light to bathroom and en-suite = $826 *2 x a/c (2.5kw to master, 6.0kw to living) = $4975 *Security screens to doors and windows (couldn’t quite work this one out as it mentions something about not including facade... need to get more details but the intermediate quote is...) = $2260 (side note: sales guy said the installed windows will not accommodate extra tracks/space for security screens to be added post build and suggested to add during construction???) What would you recommend is: a) worthwhile to get done with the build b) worthwhile to wait till post build c) way overpriced d) any experience/feedback/advice We are already right at budget with these extras, so going to have to cut some out as want to leave a little room in the budget in case there are unforeseen site costs or construction costs.... and we didn’t even ask for toilet upgrades or extra wide door as yet. However you'll need to plan for it during the build to make it easier. Get in there during frame stage and get some conduits or draw strings put in. In the end, two pieces of treated timber (20mm thick) were bolted onto the joists and planed when there was too much sticking out.
