We have spoken with Statesman homes who have sent through a costing for our dream two-story home, however this is already on the higher end of our budget and I know there are more "hidden" costs and upgrades to consider. We would really like to know what we would be in for and what kind of costs to expect when it comes to upgrades or if we might have to settle for a single story, so would love if people could share a rough figure and list of things that were "upgrades". Thanks! Re: Hidden costs and upgrades 2May 22, 2021 1:45 pm First thing to add is always footing provision. Depending on the area and the size of the house it can be between $20,000 and $45,000. For my son's house which is under construction right now it was $19,000 originally included in the quote but ended up around $21,000 from memory after engineering report. For our house we are planning to build the provision is $32,000 so far but we have to wait for engineering report to know the exact amount. Also with Statesman, you will have to pay for the front elevation of your choice (in some estates there could be only 2-3 choices for you to choose). Converting car port to a garage cost money unless the garage inclusion is specified in the quote. Raising ceilings height is another upgrade. Also, in a lot of estates the requirement is 25 degrees pitch roof but the standard builders inclusion is usually 22.5 degrees so another cost upgrade there. Alfresco is a great thing to add if not included on the plan. It is much cheaper to include it in the build than to put a pergola later on. On my original house I built 7 years ago, there was no alfresco included. I added it to the plan at the cost of around $6,500 (8 meters wide and 3 meters deep). The pergola of the same size 7 years ago would cost me around $11,000. In the current building climate it would be even more expensive. Concreting or paving around the house and the driveway are always on the top of the build. Strangely enough, the price for the concrete is very close to the pavings now. We are getting quote of around $100 per sq meter for both. Fencing of the block is another thing to keep in mind. If you need a retaining wall it is even more expensive. Won't be able to tell you the price at the moment as we haven't done any quotes just yet. Then there are the upgrades inside the house. Downlights are around $60 each. Extra single power point is $30, double is $50 (from memory). If you want different look of your power points and light switches there would be another cost to add but not very expensive. Upgrade to internal doors is around $60 per door depending on what you choose. Flooring, tiles, kitchen and bathroom cabinets, skirting boards and architraves. Extra overhead cupboards to kitchen, draws in lieu of just doors to the cupboards, wall oven/microwave tower, bench, trough and linen cupboard to laundry. The list can go on. When I was building me first home I was on a very tight budget. My decision about the upgrades was based on the fact that certain things can only be added during construction. So i have tried to included as many of those thing as possible. Tiles, flooring, even covers for power points and light switches can be done after construction. So I did not bother to upgrade those things. There was enough to choose from in essential range for kitchen, bathrooms, laundry so I was happy not to pay extra for anything there too. I did not do any downlights, but did put extra power points in each room. Unfortunately, visiting display houses can give you very wrong impression of the house your are getting as all the display houses are done with the maximum upgrades. Usually you need to add between $60,000 to $100,000 to the price to get all those upgardes. But you can also build the house without many upgrades and it will be nice and livable. Builder is quoting 2500$ laying cost for upto 10msq. The 2 pillars come to be 16msq.
