The problem is there are a whole bunch of add on like cabinetry ,no appliances included and other costs such as project manager costs 60k and then builders margin 20%. This tips it to 900k including gst and I still need to pay for demo on top. Is this normal? Also can you give us a description of your structure and finishes ie brick, double brick, concrete upper floor etc Are there any special finishes with the windows, stairs or tiles or flooring , does it include a pool? Aluminium windows and doors with a Color bond roof. Timber floors down stairs and carpet upstairs. 2x 3 stacker doors downstairs. This is the first quote draft so have not selected fittings. I have been told this quote excludes demolition, fittings I.e taps, vanities and all appliances. Doesn’t include pool or landscaping. So basically a house with walls inside These is a very slight slope on the block but he wasn’t concerned about it. The price he quoted me for a similar house in July was about 350k less. I know prices are up and its bit of a nightmare at the moment, but its a big jump. He is quoting timber price up 250% and the steel price has doubled. I thought there would be more noise on this forum with the price hikes. Is it normal for builders to charge a project mgmt fee on top of builders margin? Any suggestions for NB builders. Cheers Tom Hi Tom, From what you have described it sounds a bit high. I would expect $3,200/sqm to include the demo, concrete pool, landscaping and higher end appliances. No its not typical to charge a 20% margin plus a project management fee. We charge a 10% margin and a seperate fee for our foreman to manage your build. We split him across 2 jobs normally. So on a home of your size it would be approx $50-60,000 depending on the build program. Timber has gone through the roof this year. At the start of the year we were paying $125/sqm for treated 90 x 45 framing timber that is cut on site, now if you can even find it, it's around $240-250/sqm, that's not quite a 250% increase, closer to 100%. Steel has gone up slightly but not enough to be worth mentioning. Joinery, skirts and archs have also gone up. Generally like for like from homes that we priced in January 2021 to now we are see a 15-20% increase depending on the amount of timber in the design. If you like, I can email you a costing spreadsheet I have for a hamptons style home so you can at least compare the categories/trade breakups against your builder's and question him.
