Its about to be finalised. can I please request your experts suggestions especially in terms of void size. Is the void big enough ? We don't want it to look like chimney or a hole given our ceilings heights are 2.7 both ground and first floors. Note that our void is next to the staircase which is technically a void as well. So Please have a look at the design and let me know if your suggestions. The void windows will get a lot of western sun. Hi, the location is Sydney (western suburbs) So, house faces northeast I guess lot of light comes through during both seasons. My main concern was, void is big enough? I don’t want it to look like a hole given ceiling height is 2.7. I would do everything I can to shade at least the western portion of the window though or your house will cook, especially in western sydney. Re: New house design and void suggestions please 9Oct 17, 2022 9:31 pm there seems to be a lot of empty floor space and oversized hallways and some of the furniture is not correct scale (eg the two lounges shown in the media room wouldn't allow enough walking space or distance from the TV screen) ... my suggestions include making the void slightly bigger and sacrificing the WIL and some of the hallways to add more space to the ENS, BED 1 and study... making the upstairs family bathroom and study more private from downstairs with a view of a wall of storage instead of a bathroom door .... downstairs has more space in the laundry without an external door as it would be easier to take washing out through the family room instead of down the narrow side path...double opening doors will help make the media room feel more spacious and there's extra storage in the laundry, under the stairs and near the guest bathroom but i would carefully review all windows to make sure that the windows size and type of glass will suit the orientation and optimum BASIX rating and moving the water tank and AC would allow for windows upstairs and down and add to the drama of the double height of the void and allow for a view of a narrow side garden Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: New house design and void suggestions please 10Oct 18, 2022 8:29 am hi @oklouise Thank you very much for your detailed review and recommendations along with suggested plan. The reason we had big linen cupboard was for storage as we are getting floating staircase hence there is no storage under stairs. The reason we had big linen cupboard was for storage as we are getting floating staircase hence there is no storage under stairs. the floating stairs could be lovely on the "up" side of the stairs but if it were my house i would rather enclose half the stairs for storage or omit under stairs storage if you prefer but i would still sacrifice the upstairs storage room for the bigger more private family bathroom and ensuite... keeping in mind that i've also included more storage throughout the house ...ie 2.6m wide ceiling height upstairs linen plus about 1m extra wall space in wiw, extra floor area and wider BIW in bed 1, wider double vanities plus wall cabinets in bathrooms, extra base cabinets and 1m of tall broom cabinet and floor area ie for standing ironing board or hanging vaccuum etc off wall in the laundry and 1.8m wide tall storage near the powder room ...in our two story home we kept an extra ironing board and vaccuum cleaner upstairs in wiw and biw, some linen in the vanities in all three bathrooms and extra storage for suitcases etc in the top of ceiling height biw and above wall cabinets in the study laundry and pantry and it all depends on size and shape of everything that you need to store but it would be a shame to have so much floor area for the storage room and miss out on a more spacious ensuite and easy sharing bathroom specially for older children and the wall of upstairs cabinets overlooking the void is also intended to create a neater more private view from downstairs and from the neighbours looking in the tall windows through the void Not sure if that works?
