We are getting closer to tender stage. I have attached our floor plan. Kindly let me know your suggestions for any updates to the plan. I am looking to see if there are any changes which can improve functionality of the house. Relevant Notes: - Our block is South West facing - Interested in maximising the natural light while taking into account that we want the house to be cool in summer and warm in winter Any help would be greatly appreciated! This will allow for space to put bedside tables I would also have only 1 door into the ensuite (remove the one on the right in the picture). This will allow privacy when someone is using the toilet. Alternatively, add a door to the toilet in the ensuite. If you've got less than that or the pillars cut in you'll find yourself shuffling between the wall and chairs with a decent table there. Re: First home build - Floor plan review request 4May 13, 2021 8:07 pm My biggest pet hate is sliding external doors in laundries, you have a lot of wasted space in the laundry. Put a normal opening glass door, then you can run cabinetry from wall to wall, you can then narrow the laundry and add that space to the kitchen. I also agree about combining powder and downstairs ensuite (unless someone will live in their permanently, but if its a guest suite combine them), again that will give you more space in your kitchen. Also agree about alfresco being too narrow! For the first floor suggestion, while I mentioned functionality of space, I may choose form in the master bedroom. The toilet door suggestion is something I will look into. Would it be one which opens towards the inside of the house? I am definitely thinking about combining the powder and ensuite in the guest room. I will check about the alfresco length. How longs a piece of string? Really depends on what you want to do as a family, if you've got little kids and you want a swing, cubby and room for a dog 100-200m2 should be fine. If you're planning to kick the footy or play backyard cricket you'll probably want a bit more, maybe 400m2 don't expect to be booting it though. Anything more than that and odds are you're regional or paying a fortune for the land. And consider the shape, 200m2 in a rectangle off the back of the house is more usable than the same size backyard in a u shape around the house or a courtyard surrounded by house. It was a very open ended question. Thank you for your time and response. There is definitely a pet dog in the future. Other main things are a garden bed and a trampoline. Based on estimation, it will be between 90 - 120m2. It is a rectangular shape. We wanted a long kitchen and do not prefer an L shape for it. Based on an earlier suggestion, We have requested the external laundry door to be converted into a standard one instead of sliding and place opposite to the internal laundry door. This is to keep the appliances and cabinetry on one side with wall to wall setup. The sales person mentioned that we can reduce the length of the hallway if the council has any concerns around the width of the house. So we will leave the length of it as per current plan. We are comfortable with the rest of the plan at this stage. I will post the final one once I get an updated version from the builder. Re: First home build - Floor plan review request 14May 22, 2021 8:17 am I'd definitely be upgrading to a wider front door than 820. Perhaps even think about reversing the stairs (unfortunately you'll lose the storage off the garage) and creating a visual feature with the main entry.
