Keep in mind this is not ultra high-end luxury finishes (no real timber, marble or any real stone materials like that), but medium level good quality finishes with lots of detail. Let me know if I have missed any important things below. Specifications ~37 Square Double Story Acrylic Render (unsure if brick or hebel/foam). 4 Bedrooms 2 Bathrooms + Ensuite French Modern Facade French Kitchen + Island (shaker or profile style) + Walk-in Pantry with benchtop & Sink Master bedroom balcony with iron balustrade Master bedroom walk-in robe 40mm stone benchtop kitchen, 20mm stone bench laundry and walkin pantry. Are you able to say what state/locality you are in and that way people from those areas can give you some advice. Thanks for the feedback, appreciate the ballpark. Question, how did you base this price on just for my better understand. This will help me understand where the money is going so I can either cut back or make changes to those areas to try to save money. I am trying to keep the cost under $1800/sqm Re: How much to build this French Modern home? 7May 11, 2021 12:39 pm dom0387 Location is Sydney Dom0387 I would budget for around $740,000-760,000 for the house, $65,000 for the pool including tiling and glass fencing and around $35,000 for basic landscaping. There is a lot of money in those external decorative features. Without seeing your elevations probably $40-60,000 so if you need to cut costs I would lose those. There is also about $8-10k in the VJ paneling depending on how much you are doing. It costs around $75/m to buy and then it has to be installed You also have added around $6k for the shaker doors, probably $10k for the french style stairs ( I assume you are thinking timber stained treads which are around $400 each and you will need around 18 plus installation & the wrought iron balustrade). Current plans shows ground + 1st floor total area excluding outdoors = 355m2 (38 square) New plans shows ground + 1st floor total area excluding outdoors = 316m2 (34 square) Will this build cost now less 39m2 make a significant reduction in the total cost, and by how much? $80-100k cheaper? Dom0387 Just be careful that the areas shown on your plans are not the FSR calculation figures. Typically designers will only show the FSR calculations so they can track how they are complying against what the local authority will allow. Typically FSR is just the gross floor area (GFA) minus walls, porch, alfresco, 1 garage space, storage and voids. You have to build the GFA area not the FSR area unfortunately.
