Browse Forums Building A New House 1 May 02, 2021 10:06 pm I am building a new home in Georges River (NSW) council. The plans have retaining walls to about half way to the backyard. I will need to have retaining walls for the backyard as there is a bit of fill, which a colorbond fence will go on top of. Where i am getting confused is that I know I need approvals for retaining walls, but if a fence is going ontop of the retaining wall, does this make it a fence and therefore no need for approval? Is approval needed to build the fence? I keep asking the certifier, and it says it just needs to be complete per plan, but we don't have any landscaping plans. Any advice would be appreciated Re: Approval for retaining walls 2May 03, 2021 9:53 am You will require a Development Approval (DA) and a building approval (BA) Some Councils combine and fasttrack both for fences, patios etc The Boundary retaining wall will require plans ,and consultation with the adjacent property owners If a retaining wall is included in your approved DA landscaping application, then all that is required is a BA application and engineering for the retaining. Re: Approval for retaining walls 4May 04, 2021 10:03 am You should be able to use that survey and plan ,elevations But additional information will be required ie dimensions, lengths, survey heights Top Of Wall (TOW), Bottom of Wall (BOW),etc Visual impact of wall from side elevations, cross section, engineering ( a couple of pages worth $400 total?) Your council should have a checklist of what's required and shop around for prices BTW, The plan clearly States "All retaining Walls by owner after handover separate approval maybe required" The Builder always puts the minimum amount of information down , Unfortunately, the system is geared to extracting maximum additional fees, charges, the Council is no different. I'm in NSW and am applying CDC for my main house. On the CDC submission plan, it marked 'Retaining wall by owner'. The wall only needs to be 650mm at the highest point and drop to 400mm at the end, however it's right on the boundary of the lot. I'm thinking just wooden sleepers under the fence. 1. Do I need a separate approval for the fence? If so should it be Council DA or another CDC? how long is the approval valid for? 2. A small retaining wall like this - is it normally built after the house handover? 3. When and who will check the approval? Thanks in advance!! We are doing CDC, and need retaining wall 750mm at highest point, and natural ground level at the lowest.
