Builder choice South E Melb

Any advice would be much appreciated.

hi congrats on your land and welcome to home building.

in terms of your question, i am always of the opinion to engage the specialists for the job. therefore i have chosen to engage a separate builder, landscaper and pool builder. i think this enables each to bring their own expertise rather than a general approach. so in my example i have TA and landscaper/pool builder who they have worked with and in the case of TA the same pool builder that did the owner’s house. not to mention i would expect builders margin or at least some sort of admin charge if the builder was managing things outside of the house build.

on your comment of finance, i was able to provide all 3 quotes/contracts to obtain the construction loan, so had no issues there.

i am pretty sure currently TA have a 12 month wait from contract signing to site start. add an additional 6 month design and 9 month build, there is little chance you would be in next year. i would hazard a guess that most builders are similar based on forum feedback and what is in the press.

lastly, we spoke to all the ones you have listed except hallbury, but we also spoke to mazzei. we found TA to be best in terms of design/finishes, flexibility and value for money. we started this process 2 yrs ago so things may have changed.

Hi sifntdaz, thank you very much for the helpful comment! We have now sat down with TA/Glenvill/LB living, also chatted over the phone with Marque/Hallbury.

Out of this mix, Glenvill/LB can start later this year.

LB - sounds like a complete custom design process, with a design fee with an architect + then build up from standard inclusion. Kate does sound pretty hands-on with the business compared to most other business' where there is a consultant who has to check everything with a colleague.

which will eventually end up around $17k/sq after upgrades. Floorplan looks ok, but a bit lack of design element for example an entry void/courtyard etc. Hardly found anyone who's built with Glenvill in my area so I am not so sure about the process handling etc.

At this point would you reckon it'd be worth going for a full custom? Or elaborate with the pre-designed. Our budget would be about 16k-17k/sq for a 40sq double storey. Will also be getting a pool.

For your budget I think a pre-designed with the ability to do modifications would be better value for money.

Did LB provide any info re: pricing? Also on LB, they seem to be associated with Como Homes (as per como homes website). Have a look around the forum for some feedback on that.

Im starting to look at glenvill as well, but the urban habitat. Did you end up going with glenvill and can share any experiences?
