Browse Forums Building A New House 1 Apr 15, 2021 7:02 pm We've been looking at building a home in the 1-1.2m range and have met with around 5 builders (WestStyle, Oswald, Azure, AMG, MARC). We're ready to pay each of the 5 for the design of the house before we make our decision, however each of the 5 have said that they can't share the contour survey with us and the quotes for this are around $1500 each. As such I'm looking at getting my own survey done. I've posted a photo of what's included by a surveyor and was wondering if anything else was needed? Any help would be appreciated. A much cheaper alternative. Whether or not the builders you have listed will give you a discount on the initial fee is up to them, but I’d pushing hard if they want your business Sorry I can’t see your image. You would be better off going to a drafting company then you would have copyright to use those plans they could all just quote from those plans then decide from there. Seems odd-perhaps it was for a previous client and not theirs to share. Worth asking for the surveying company name and see if they will reassign the original contour survey to you? worth a look. The survey deliverables seem about right apart from why/how does it include soil description... Is it a generic quote? Are you expecting neighbouring retaining walls, sewers/water pipes and trees on the site? I would get the survey first, mark up the proposed building footprint/excavation then ask a couple of geotech companies for quotes for an investigation/reporting including some design and construction comments, potential issues and any local experience of the area. Reason being, depending on location/conditions, a soil test to AS3870 only may be worse than having nothing as it may cover the builder but not you-things like neighbouring retaining walls, sewer/water pipes and trees on site would control site costs.... *edit-tree trunk diameters height indication seems typical. May serve to look at lodged DA on your council website and compare what is proposed with what is the norm. " Aside from what is on that list, I would also ask them to peg the boundaries with recovery points. Usually at the front they will put a concrete nail into top of the kerb for the "prolongation" of the boundary. It is basically an extension of the line of the boundary. They will also come off the boundary on the sides and put another peg into the ground usually 1m away from the boundary as a recovery point basically because shrubs , gardens and fences are in the way. In 2019 our council put into effect a guideline that asks for a boundary identification survey rather than a general contour survey. The surveyor has to provide measurements off the existing house to the boundary at three points down at least one side.
