Browse Forums Building A New House 1 Apr 05, 2021 11:24 pm we purchased a 10.5x28 lot in a new development in Melton South and we're currently looking at single storey floor plans. we only really need 3 bedrooms, have only 1 car at the moment - and we can live with 2nd car just staying out in the driveway. we're not a growing family and intend to stay in the house for more than 5 years. so just wanted to ask around what would be more "valuable" to have on a narrow lot - a double garage or more space/rooms in the house? which will banks find more valuable once we get a home loan as we start to build? we personally prefer more space, but i'm just a bit cautious how that might affect valuation for our loan eventually. thank you! Personally I'd keep a double garage or carport, single garages are insanely narrow you'll find you wont be able to get your passenger out while parked anyway. It will affect re-sale long term, I just sold my 10m x 30m cottage block with a double garage and the neighbours a few houses down sold theirs also for a lot less but more "inclusions" inside, they just didn't get the same interest with it being single.
