With setback requirements our choices are limited to a wide and shallow home. We have found the Saratoga design with Clarendon Homes and have customised the below floorplan. Upstairs has remained the same except some minor changes to the ensuite. We are maxed out on FSR otherwise would look to increase the width of the family room in line with the theatre room. We are looking to lodge via CDC. Would appreciate any feedback. That’s great feedback however unfortunately our FSR is maxed out so we won’t be able to increase that space. Re: Please give me feedback on my floorplan 4Apr 01, 2021 9:09 am Its a great plan. I like it but theres always a few things that to change from anyone point of view because their point of view simply different to yours. My suggestions are as follows but only because I dont know you or how you like to live/entertain and is just how id prefer the layout within the confines of this plan. Also, my suggestions will be accompanied by my motives so you understand the basis for the changes. Without knowing where north is im basing this solely on layout alone. Theater room - AV rooms work best in a rectangular form over square as you have though 4m in a room that wide (im guessing a 150" screen) is too shallow. I suggest running this room across the front and placing the front living (which is assume is going to be a study to the RHS near the powder. This will offer more space, separate the living spaces (as you should NEVER have adjacent living spaces with different uses side-by-side) and allow you to formalist the study. Enclose the powder room vestibule from the store under the stairs to the RHS external wall. Formalizing the study and separating the powder from the Family. You NEVER want a toilet opening directly into a living space. WIP - If this area is large enough for your means you could turn the pantry in the kitchen to face the garage. Storage is always needed and rarley are new houses afforded the space OUTSIDE of the garage for storage. You could add overheads to the WIP to offer more space. This storage could act as a cloak room, broom cupboard, etc. as there is little other storage on the GF. Remove the 1st wrap around step from the stairs. This is just a trip hazard and unnecessary. its a "selling feature" but poor design. Consider the location of the alfresco based on the north and western orientations. This will offer shade at the right times of the year. The Leisure room. Depending on its intended use, you could a: close it off and include it as a retreat for the master suite or b: Add an additional bedroom. If you are private people A is my choice. If A is chosen consider walling up the stairs to avoid noise infiltration. Ensuite is spacious. Ensure a separation at head height is provide between the WIR and the ensuite to avoid hot air mingling with your clothes If the AC ducts where made from melamine youd have more hanging space. Put a door on the WC. Consider more room around the FS bath as cleaning around them is difficult when this close to walls. Bathroom. Rotate bath 90° and place where the vanity is. Place vanity between bath and shower. Walking into a space directly facing a mirror is not ideal and poor design. This gives the bath user a feel of more space and a view out the window but the window will need to be a hightlight to fit over the mirror or a slit to fit over the bath end. I like slits. Bedrooms. Make robe doors sliders as this offers way more room in the bedrooms for circulation space. Main suite. Add another window to the LHS for cross flow ventilation. This should be done where possible in EVERY habitable space. There may be more but I need to get back to work, I just needed a break. If youd like to know more please PM me. Re: Please give me feedback on my floorplan 5Apr 01, 2021 12:00 pm I’d cut 500mm out of the front of the theatre, to allow the small extension to side of laundry and pantry, it would also allow for a little set back in the facade to add some interest. It’s seems a little silly to have a massive theatre room (I’m all for theatre rooms that are measured and planned for the screen size and acoustics, not just for size), if you get the size wrong then its waste of valuable space and money at the expense of areas that will make the house more functional.
