We'll be building in Truganina, VIC, can anyone give us an idea how much site cost should we expect if we plan to build a 29sq house on our land? In summary, it is classified as Class P due to adjacent trees and H2. I have attached the soil test report for reference.

Scenario A: The adjacent tree mentioned is a tall thing near the boundary with roots extending under your proposed new house. Builder removes all roots and dry soil and imports granular fill to replace, compacts and carries on. As one corner of the house is now going to be on fill, whole house required to be supported on piers as per design structural design. To ensure the piers aren't sitting on cobbles a larger machine able to drill through rock is also brought to site. Thats an extra 15-20k you only know about when the bill comes-not a variation to structural drawings. Or Scenario B: Tree is at end of the garden, no effect on new house, shallow strip footings as planned. I'm not being flippant, just pointing out the limitations of a classification to AS2870 on a site like this as.
