Building A New House

I'm trying to figure out where the bulk of the extra costs come from in the PD Astor Grange 54 by Coco Republic in Bentleigh, VIC. Base price $502K, they say mid-range ~$650k and as presented in the display home is ~$970k. (not including site costs, landscaping, pool etc).
I can't see major structural changes in the floorplan, has anyone investigated (or have an understanding of) what makes it $300K+ more?

Try as you may you will never get the numbers to stack up in your favour .
Displays are over priced and loose money
You can check out real estate sites for what they really sell for in new estates.....
Land + Display price + extras - 30% = Realist Valuation
Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs
