We are considering building the Lumiere 70 in about two years time (long way to go but just looking at what we want and making sure to make the right decision). We had a look at the display home in Glen Waverley of the Lumiere, honestly it was incredibly beautiful and we fell in love with the design. Would love to see how you guys go with your process! Hi ajzmjd, We have decided to cut our lose and approach a customer builder, with what’s happening with Metricon at the moment really don’t have much hope of them completing our work anymore. Ah. All good. I did think about it but our current scenario is different to yours. Ours have been submitted to the council and waiting for the final contract after all these months. 90% there. I did reach out to a few custom builders previously. They cannot guarantee a stable price, hence their rates were too high. We are building the Lumiere 70. For a similar plan, there was one that quoted $2 Mil just for the outer structure. I'd to tell him that I was not "Kerry Packer's son". They very well know that many will approach due to concerns with Project builders and hence increase the price. Do watch out. MY STORY ---------------- We selected the Metricon Lumiere 70 and customized it. It was so beautiful and large and an apt fit for us. 978K was the base price. We added extras to make it look grand, and the initial total was 1.32 MiL The plans were drawn in Apr 2021. The changes were finally accepted on Sep 2021. (Multiple mistakes from Estimators). Paid 5% (65K) & got Studio M in Nov 2021, 5 different appointments in the whole month. All of them said "2 weeks" / "2 weeks"...... It was absolute B*llsh*t. Estimators kept making mistakes after mistakes; Studio M kept doing the same. Our initial PSM was an apparent LIAR, saying everything is in the pipeline, just waiting to get hands on it, which was not the case. Elec / Kitchen came out at the end of Jan 2022 ; Tiles & Internals in Feb 2022 ; finally, the shortest of them all Externals came to us in late Feb 2022. Now the total was 1.5 MiL. A bit higher than what we expected. Still ok for us though, as it is a big house, and we had pretty expensive extras added in. The plan goes into council with no windows in 2 bathrooms. Planners took another 3 weeks to re-draw. The whole council time spent was close to 2 months. Then comes the fun. 105K worth of Commercial grade Window glasses added on for Basix. This would not have been the case if the Solar which we requested did not go missing. After much shouting / losing patience, they fired the PSM and changed the Estimator as they accepted their faults. They still would not go back and put the Solar and clear the Basix as they say it will waste time. Despite delaying my project for more than 12 months, they are concerned about the loss of time with the re-application of the council. Now that 365 days of the contract are over, there is another 19K added on top. I FINALLY HAD TO SAY "GET LOST" AND CANCEL MY CONTRACT. Give me back what's left of the 5%—still fighting for it. The base price of Lumiere 70 had increased to 1.3 Mil from 978K. I guess they wanted to recoup as much as they could. When I said cancel, they started offering me a cancellation of the 19K fine for going overboard the 365 days. I had to ask them whether they are fools or if they thought I was one as all the delay was from their side. MY ADVICE ----------------- Pav02, It's a big home. Fantastic home. It will give excellent resale value if you can build it well, but be very careful of Metricon. My experience was in Sydney, so I don't know how Melbourne is. If the base price is not 1.3 Mil, they will find ways to make you pay closer to that amount. There are lots of hidden costs that they can add on to get to that figure. As it is a big home, it will go through the council, and once it comes to BASIX, they will add extras to make it more beneficial for them. This did not just happen to me but to many others since Metricon has been on the news. I was late to realise it, or rather, accept it & learned the hard way. It's a significant amount that you are going to invest in Lumiere 70. Be very cautious. Nevertheless, all the best for your build, and I'm more than happy to provide my input if required, as I'm very experienced in Lumiere 70. AJ. Any chance you decided to build a similar house to the Lumiere ? Thanks ! We finally picked one from Lake Macquarie, a Custom Builder who has built a Display Home closer to us. It has our taste for an Architectural home. We did have a Custom plan which was quite similar to the Lumiere 70. Hence we had selected that when our 1st Custom Builder had to back out due to Financial constraints. That's how we ended up with Metricon and got them to change the interior to suit our custom plan. The new person is going to built the old plan as it is still valid with the council. During the time dealing with Metricon it was one of the most horrible experiences I have encountered. The sales rep’s only interest was to get you to sign contracts and lay down any deposits required by all means necessary. We had made very little amendments to the original plans and even marked up the changes we wanted on the drawings, the amendment drawings came back incorrect time after time and not to mention each one would take at least 2 month minimum. During the time of waiting the reps would not reply to any sort of correspondence. They are not the Metricon they once used to be. They try every game in the book to make us fork out the extra price. By the PJC, Did you get back the 5% initial deposit? If yes, what prices did they deduct? Did you cross the 365-day period of the contract? We had paid a couple of thousand initially for land assessment and to lock in the base contract price (from memory it was around 950k for the 62). After 9 month of absolute frustration we went with a custom builder. Their lack of efficiency and repetitive mistakes indicate to me that it would most likely be intentional that they want to drag out the process for as long as possible, so that they do not have to honor the lock in prices they promised (valid for 365 days). Feels that either they have a bunch of monkeys working or they are deliberately trying to take advantage or exploiting their clients. The bottom line is that I feel all their actions points towards dishonesty. I must admit that their display houses are absolutely amazing, but that is part of the shenanigans to lure the customer in. From that point onwards they will promise you the world inorder for you to sign that paper. Since we pulled out with them before the build can begin, I can’t comment on their craftsmanship, but from what I hear I doubt the experience would be any better and seems to be another level of nightmare all together.
