Browse Forums Building A New House 1 Mar 29, 2021 9:08 pm Hi Guys We are building a double storey in Melbourne, This is an east facing block ( rear of block is west). The house on North side is higher to our block, while the one on east side is slightly lower than our block. The width of block is 19.5 and length is about 43.5 meters. There is an easement at rear of the block about 2 or 3 meters. We are looking to build with Metricon from Signature series - Lumiere façade. We want to have a pool on the north side of the plot between the boundary of the other house. The rear of the house will be lawn . I have attached the original floor plan and the changes we have made below. We appreciate all comments and critiques . We have shifted the garage door on the west side so that a roller door can be installed at the rear of the garage , plans for 2 tandem car park by side of the house when we have more cars or go away on holidays. Thank you guys Happy sharing knowledge Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Advice on Floor plan 2Mar 30, 2021 10:50 am fatboy1 Hi Guys We are building a double storey in Melbourne, This is an east facing block ( rear of block is west). Hi Oklouise Thank you for your response. The front room on rt on entry will be a sitting room which we plan to also use a theatre room. The area under the void will not be living, after speaking to a draftsman, it was suggested to keep the dining room under the void. If we make this area into a living room, there can be echo from the TV sound. Pool will be on the alfresco and dining side. We need to have a door on this side. The option I am thinking is to put a sliding door at one end of dining room to out side - other side of pool. In first floor, we have master bedroom at rear - at west end of the house - not a good option in summer. As this is in Melbourne area, do not know how harsh will Summer will be. All bedrooms will have an ensuite. Planning to have a small gym room. Not sure how to make changes to put one Re: Advice on Floor plan 5Mar 30, 2021 10:52 pm oklouise fatboy1 Hi Guys We are building a double storey in Melbourne, This is an east facing block ( rear of block is west). I like the entry to master bedroom and also the good use of space under the stairs. I feel this can better help with zoning for AC. How can we make the living area in first floor a little bigger . Thanks for your suggestions. Thank you your revised plans are much bigger than i first estimated but there was no allowance for wall thicknesses so some spaces needed to be reduced to allow for the extras (including the pool with walkway and through access from the garage and, based on standard sizes for sauna and gym equipment i've sacrificed the guest wiw for the sauna and shower room in a bigger gym with direct access to the pool for a swim after exercise and also for access from outside without having to walk through the living areas to get to the powder room from outside.... upstairs there's enough room for twin wiw's in the master suite, a utility room for cleaning equipment, sink and optional extra wash machine and the laundry shute ...and bedrooms and upstairs living area can be closed off from the voids to better control AC and noise but all the windows need to be reviwed to ensure best size and placement to oversee outdoor activities and i've suggested a French Balcony with screens for the western window in the master bedroom Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Advice on Floor plan 13Apr 11, 2021 3:46 pm a revised version of my last suggestion with size reductions that saves about 47 sqm off downstairs that should allow enough extra space for a super generous alfresco across the western side of the house and extra space for the pool and distance from northern neighbour ... is 41 sqm smaller without loss of generous bedrooms and the roof would be simpler Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ labels have been omitted to make it easier to see how furniture fits within new sized rooms and there's still still two geerous voids and ensuites for every bedroom i thought the flipped plan initially but bec i want narrow pathway from entry to dining (dont like bend), also cannot fit the… 7 17284 Hi, Seeking volume or semi-custom builder in victoria(east), which have existing double story wide floor plans.
