This is for an approx 230m² double story home knockdown/rebuild on a flat block of land in the northern suburbs of Sydney. * Base build: $355k * Structural extension (per our request): $15k * Small alfresco: $12k * Ducted aircon: $12k * Demolition costs: $25k * Site costs: $25k * Driveway (if required): $15k * Storm water: $5k That totals $464k. The inclusions looks pretty decent, e.g: * 2.65m ground floor ceilings * All the BASIX requirements inc. rainwater tank, etc. * Kitchen appliances, stone benches * Floor to ceiling tiling in bathroom & ensuite * Tiling downstairs, carpet upstairs * etc. In theory most of the stuff we'd need is already included but I intend to budget $10-$20k for upgrades and, say, $20k for other contingencies. I think you would probably still spend more in upgrades, especially electrical, tiling (standard will be very basic) and kitchen upgrades. I think the basix allowance includes batts in the walls and ceilings, roof and wall sarking, etc - no double glazing, for sure. That sounds like an area where we could pick up costs then. I hear what you're saying about upgrades, too. What do you think about the other costs? Is this in the ballpark of what we should expect for this type of build in Sydney? Re: New Build Pricing: 230m² Double Story 4Mar 28, 2021 2:03 pm Most people allow approx 8-10k for electrical upgrades We had a quote for tiling when we considered .......homes (10 years ago!) and it came in above 25K You may need to increase your batts and sarking which could add 2-3k Kitchen upgrades are huge, if you want shaker cabinetry, think approx 20k, upgrade stone 10k, upgrade appliance 5-10k. Ask the builder for the basis of this estimate, and to provide some examples of actual costs from their experience building in your area. Hydraulics cost is a common 'surprise'. Do you think this is roughly in line with a run of the mill build this size in Sydney? A little high, a little low?
