It seems to be bigger and making better use of the space while keeping within the plot dimensions and setback requirements and of course facing north. The Master Bedroom opening in direct view line of the front porch is the only concern I have. This is the first time we are building so I am still reading and learning all about it. Would your design be more costly to build or same as our design in terms of construction costs? I ask because yours looks more like a customised design than what we received from our designer which looked more like a standard regular plan. Our budget for this build is 360K , can stretch a bit but definitely cannot exceed 400K - based on your experience do you think if we were to build your design with medium finish, it would stay within the price? We need the plan finalised before taking to builder for a quote so until then just trying to get an idea of a ballpark cost. keeping in mind that your designer will need to convert my guestimates to a workable plan and the only way to be sure of costs is to have a detailed quote on a proper plans as your builder will have to take into account local conditions and your choice of materials but perhaps you should ask a mass builder for a price on a standard design for a similar sized house to help clarify your decision as custom building is usually more expensive but details like avoiding extras like stone kitchen benches, more than standard fixtures and fittings, very basic cabinets and wardrobes, standard sized windows, doors and stairs is usually cheaper..eg i appreciate the concern about the front door and master bedroom door but the arrangement i've suggested avoids the front door opening directly into the lounge, saves having extra space used by the original front porch (there's no extra cost to reversing the standard hinge on the bedroom door to help retain privacy) and keeps the stairs in a simple straight line and avoids complex joinery to add more than storage under the stairs ....the plan is about 180sqm and average costs for basic designs seem to be around $2000- $3000 per sqm so with careful choices a new build within budget should be achievable but you said that this is a house that you will live in short term and then use as an investment so whatever makes it comfortable and economical to maintain will be worthwhile long term but save the dream finishes for your forever home ..eg a simple solid front door and plain internal doors with basic stainless steel hardware has a classic look and will be dramatically cheaper to buy and quicker, easier and cheaper to paint and install than the panelled doors... hinged doors are cheaper than cavity sliders but do you really need a door on the pantry or entry to the vanity area of the upstairs bathroom ..every little bit helps save costs on materials and labour.. i thought the flipped plan initially but bec i want narrow pathway from entry to dining (dont like bend), also cannot fit the… 7 17278 It is true that a builder can ignore your independent inspection report as it is not part of the contractual arrangement but that is stupid because he cannot avoid fixing… 9 46854 The worst thing you can do is sign a building contract without a pre contract review.
