Browse Forums Building A New House 1 Mar 21, 2021 9:50 pm Hi Team, Firstly thanks for your time to read this post I’m about to sign a contract for a custom 330 square double story home with gj gradner .. just wanted to do a bit of a sanity check on the price we are paying. $514k (land 300mm of fall) basically flat (h class slab) (I’ve accounted for an extra 20k for any emergencies) Below is a list of upgrades and breakdown .. just want to make sure I’m not being taken for a ride (it seems fair to me, but wouldn’t mind some knowledgeable people on this forum taking a look as well We are after a high end finish, and I’ve allocated extra funds for electrical as well (8.5k) Appreciate any insights Quote in image attached Like ⋅ 1 comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: New Build Pricing Help 330m2 double story 2Mar 22, 2021 11:39 am Hi Brian, May I ask which GJ Gardner branch you got your quote from? The price appears to be very good compared to ours when we were getting quotes last year. We got a quote from the Essendon branch for a very similar house . It was a custom plan drawn up by an architect where we were providing the engineering and energy reports.
All this came to $525k and they weren't even providing a rainwater tank, heating/cooling, no driveway or paths, no decking for the alfresco and no floor coverings at all! We did not end up going with GJ Gardner even though we wanted to because they had very good reviews. Obviously, what I listed about is not the exact same house but it gives a good reference for comparison. So with your pricing and inclusions, I reckon you've got a pretty sweet deal.
