Browse Forums Building A New House 1 Feb 19, 2021 4:13 pm Hi guys I am just trying to figure out the below draft is whether the best possible plan that I can get for.. I've got a moderate sloping block of 700sqm (trying to purchase) and have been working with the builder for the final draft now The builder saying this is the best thing I can get with my budget. But it looks like there is not much land that I could utilise... The site cost quote is about 20k and retaining wall is 15k and I really don't want to use more than this, a couple of grand would be okay though Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ please give me some insights guys thanks!! Re: Got a draft doesn't look really good.. please help me! 2Feb 19, 2021 4:58 pm I think you’d be better with a step down in the house, it will allow you to have a flatter back yard. Do you need 3m off each side boundary? It seems excessive, I’d try and push the house as far over as possible. You are losing space behind your garage I’d try and have one straight wall close to the boundary offering you more of a side yard on the alfresco side. It is a bit difficult though without the house plan and also without your aspect to give any advice.. Re: Got a draft doesn't look really good.. please help me! 4Mar 22, 2021 9:47 am The block rises approx. 5.5m form the nature strip to the rear boundary. That's over a distance of approx. 39m. The garage entrance is currently 1.6m above the nature strip with a steep rise for the first few metres from the road. There is no mention of retaining at the from where there is a 1.050m fill on top of the slope! The floor level of the home is approx. 3m above the nature strip. The garage is set lower than the floor of the house so it sill need some stairs so you can get up into the home. However your contour lines generally run across the block so the fall is mostly in one direction. As mentioned by gogo65 you need to think about a step or two in the house to account for the slope and build with the block rather than trying to flatten out enough to fit a slab. A home that is double story at the front and single storey at the rear may work better. Is the block comparatively cheap to similar in the area? If so the sites costs will be why. do not pay until you are satisfied with workmanship windows require flashing over the head archithrave and up under weatherboards 3 30962 Hi everyone I have a terracotta tiles roof When I climb inside the roof cavity I can feel that there is a draft inside the roof as the wind goes through the roof which is… 0 6491 Nothing yet, have been distracted this year with work related projects and a new kid but hoping to start building one way or another early next year.
