I want to knock down my old fibro house and build a new house and potentially a granny flat as well. I have a few questions and was hoping for some insight/help. My block of land is 13.411 x 33.528 = 449.64 sq meters This is according to the Deposited Plan (DP) document. This is just shy of 450, which is the minimum amount to build a granny flat. Is it worth getting a surveyor to re-assess the size of the land or is the DP generally spot on? Or is there any leeway with it being 0.36 sq meters short of 450 by the council? ----- Is a granny flat also included in the floor space ratio? In my council area, you are only allowed 45% of your land size, so my floor space allowance is 202 sq meters. If the granny flat is included in the total FSR, then I probably scrap the whole granny flat idea as 202 is not much to work with and I will lose quite abit of floor space in the main house. I'd just ask them directly whether they think that level of variation could be plausible for your particular lot. For the land I've had the answer has been a Yes on both occasions. On another note everyone seems to want big standalone houses now so the merits of a granny flat on a small lot might not be there , or it might just be a lot cheaper to do a similar thing with the floorplan but not call it a granny flat. Yes they are but if you are in NSW you might want to find out if complying development is an option that is available as that will allow a much higher FSR overriding the council. I am located in NSW and my council is Fairfield Council (postcode 2166). I've been looking at a few floor plans today (from wisdom and clarendon) and since my council only allows me 45% of FSR, i really don't have much to work with, as 202sq meters of total floor space is not that big. So I think I might just completely scrap the granny flat idea (especially if I have to include the floor space from the granny as well), my house will be very small if I had a granny flat. Having said that, even building just a house (without granny), I am finding that 202sq for floor space is just a tad too small. I believe in my council, you must include ground floor + top floor to get your total allowable floor space. Is there anyway to increase the FSR at all? for eg. if you go through a private certifier, is there any flexibility? Or does anyone have any other ways/ideas that this can be achieved? Ideally 250sq for floor space is a perfect size, that would be 55% of my land size. If I can go through complying development, the 290m2 would be absolutely fantastic! Whats the best way to establish if I'm allowed complying dev on my lot? Is there a process that i can go through? Do I speak to a builder? Or should I just go through the tender process with one of the home builders like wisdom/clarendon and they will find out during the tender process?
