I original wanted a medium size project builder to do it all. Do any of them use Durisol?

I spoke to their head office a couple of weeks ago on behalf of a potential client and they told me that they will only sell you their product if you agree to these 2 conditions: 1. You have to agree to triple glaze every single window ( they happily boasted that they had a client doing a $4m build in Sydney who agreed to triple glaze all windows except one so they refused to let him have their product) 2. You have to agree to them building your home, so where is the cost competitiveness in that? the other issue with durisol and other ICF products is that it takes around 12 months for the concrete to cure properly and if you don't install humidifiers and run them 24/7 you get mould in your plaster. I also think they are made in Canada and there is a a very long wait time for them, Core filled concrete blocks are much cheaper, just as fast to build and have good thermal properites. Thanks, Sanja Hi Sanja We are currently building a number of Duplexes across Sydney from Greenacre to ryde and the cost for a medium to high quality build ranges as follows: 1. Rendered Brick Veneer - $2000/sqm including a double brick party wall 2. Corefilled concrete block with suspended concrete floor around $2500/sqm You can get similar thermal performance from brick veneer provided that you wrap the dwelling and seal all of the air gaps as its the air gaps in the walls and around penetrations where you lose a lot of heat or gain a lot of heat. I built mine this way and during last winter it only below 19 degrees once. If your husband is really concerned about not going the brick veneer route then definitely go the core filled concrete block work route with doubled glazed windows. The reason being is that you will get a similar thermal result and there are a heap of builders and trades in Sydney that build this way so you will get a far more competitive price then trying to find trades for ICF in a market where not many people use this product. On a wall rate/sqm you can budget the following: 1. Hebel - $150/sqm 2. Rendered Brick veneer - $180/sqm 3. Alex, My core point is that whatever market you are in, its smart to choose a building material that is common to that market, and that way you will get the best number of trades with experience and enough trades to be able to negotiate a good price. I have heard so many people on here talk about how great Durisol is so I started investigating for a client and I was shocked at how expensive it was compared to what I believe is a relatively low benefit when compared to building materials that are already in the market. In the US where in the colder climates that have very strict thermal requirements for their new builds they are getting R50 and still using timber framing and cladding. Its possible to use timber frames and insulate the home by sealing every single gap. Te other issue with Durisol is the width of the blocks, They are 300-365mm thick so you end up losing usable floor area. They are also very heavy and therefore material handling becomes a bigger issue. Anyway, you might disagree and that is fine. After all this is just a place we can all express our opinions in a friendly manner If you dont like corefilled concrete blocks In Sydney another alternative is Dincel as this is used quite a lot, especially in apartment construction, so again there are a lot of trades with experience.
