Browse Forums Building A New House 1 Mar 10, 2021 7:10 am I am trying to decide between two floor plans... Can any of the keen eyed building experts take a look and advise on which way I should go. I live in Central QLD by the way and it is North facing property. (Backyard facing north) Plan A – https://imgur.com/a/H20JEr9 Plan B – https://imgur.com/a/bXoVrr1 Plan A opens the living space right up to the North and keeps it fairly standard with four beds. The other keeps the bedrooms in one area and allows for a study, WIP and larger Master/WIR/Ensuite. Planning to put a pool at the back of the property too.. In my experience, what looks right doesn't always translate to what feels right. Dark matter scientist, can breathe underwater, mind reader and can freeze matter just by willing it. Re: Just another floor plan help thread.. 3Mar 10, 2021 12:16 pm Plan A seems to have a more open living area that will probably let in more natural light but I don't like the location of the 4th bedroom as there's no bathroom nearby. Seems like it's just been placed wherever it could fit. I prefer the overall design of plan B because as you've said it keeps the other 3 bedrooms in a separate part of the house, all within close access of the central bathroom. The downside is bed 3 & 4 will cop the northern sun all day.. Re: Just another floor plan help thread.. 5Mar 10, 2021 8:53 pm Definitely prefer Plan B. A 4 bedroom house with study is far more appealing than a 4 bedroom house with weird long family room. Plus a big butlers pantry and WIR are very appealing and increase the luxury feel. Just a couple of suggestions - Bed 4 could accommodate a high window on the eastern wall - either fixed pane, awning or sliding. This increases the light entering and therefore the open feel of the room, but not at the expense of privacy Contemplate pricing the front wall of the study pushing out to line up with the master bedroom front wall. That could see the room becoming multipurpose - bedroom/study/retreat. As it is, it's too small to be anything other than a study really. That's not very practical. Plan B has much smaller living/dinning area although it should be large enough. I'd opt for Plan B just to keep the minor bedrooms together and I'd reduce the depth of the pantry by not having shelves all the way around it and add that space to the front lounge/study so it is a bigger second living area.
