Browse Forums Building A New House 1 Mar 08, 2021 7:49 pm Hey All, I’m a first home builder .. We purchased this block 3 years ago Can someone please give me some indication (estimate) what sort of site costs I would encounter for a 2 story home ? LOT244 Ps: I want to make sure we have realistic expectations We’ve had everything from $18k to $50k fixed site costs 😩 seems like a huge variation Not sure slab required: I’m expecting P Class due to Sunbury, Victoria Land appears flat It will be a Brick 🧱 house 35 Australian Squares maybe need peers to garage boundary for easements (need someone to confirm) About to get a qoute from local: GJ Gardner to see Please see attached file [img:2tjv08yg]https://forum.homeone.com.au/u/91787_1615196920.jpeg[/img:2tjv08yg] [img:2cn20q8w]https://forum.homeone.com.au/u/91787_1615197285.jpeg[/img:2cn20q8w] Re: Site costs - sanity check 2Mar 09, 2021 7:33 am piers to garage boundary for easements? Im fairly certain you wond be putting piers in an easment. Easments are usually for services such as sewer etc, so the likleyhood of putting piers through an easment is pretty low. Additionally, you generally need approval to build over an easment, and I suspect a garage wouldnt be easy to get approval for. This will all be determined during the planning/approval stages. As to site costs, there are too many variables to get an accurate figure. Though know if you are doing a KDRB, the costs will be higher. Sunbury from memory also has clay soils, so you can expect to pay for additiona engineering in your slab. Piers if there's been fill. My advice would be is to ensure that whoever you go with fixes your site costs. My first build had sitecosts fixed at 6k, my new build has these fixe3d at 21k. Feels like a rip, but ive seen the engineering and reports and theres a bit of work to be done. Dark matter scientist, can breathe underwater, mind reader and can freeze matter just by willing it. Trust me, its in my sig. Re: Site costs - sanity check 3Mar 09, 2021 7:47 am Noname piers to garage boundary for easements? Im fairly certain you wond be putting piers in an easment. Thanks so much for the response, Sorry I should have clarified, I’m wondering if my garage which will be on the boundary need to have piers... issue is my land is not titled yet so I’m working to secure a fixed price qoute.. in a brand new estate with no history. The builder will make all necessary enquires to determine the site costs, some builders will fix these. So my advice is speak with the builders you might use, get them to do the legwork and quote you. Many at this point wont charge you anything. I had my costs quoted by Boutique and fixed before i even paid them any initial deposit. Dark matter scientist, can breathe underwater, mind reader and can freeze matter just by willing it. Too many variable to give you any reasonable accuracy 1 2310 Looking to tile the facade pillars rather than rendering. Builder is quoting 2500$ laying cost for upto 10msq. The 2 pillars come to be 16msq. So laying costs are 5000$… 0 8585 |
