Browse Forums Building A New House 1 Feb 24, 2021 10:11 am Hi all, Hope you can help me in selecting a builder for our forever home. We've got the shortlist down to the 4 above. Hallbury and Porter Davis both have basic designs we like, and a willingness to modify them to suit us. Consultants have been great. Carter Grange and LBLiving (I did not realise they were owned by brothers when I first consulted them) are both happy to do complete custom. Again, consultants have been great. Interested if anyone has any experiences good or bad with any of these 4. Also interested in key care points to watch out for in making this decision. One thing that I have noticed is the use of EPS for the upstairs - Carter Grange don't do this at all; LB Living seem to do it sometimes, but otherwise use Hebel. Should I be concerned about EPS cladding for longevity, or is it basically as good as Hebel for upstairs? Many thanks in advance! Re: Builder selection: Hallbury, Carter Grange, PD, LBLiving 2Feb 24, 2021 11:21 am Have you had any build estimates? Porter davis would be cheaper a but are too restrictive for my liking. I've seen a Hallbury home built in my street which looks quite nice and they are quite flexible. Carter Grange look like they'd be most expensive just basing off the designs and level of finish I've seen. There are also fully custom as you say. It seems like it'll come down to price as you've got a mixed bag of low mid and mid-high tier builders amongst tha list. By the time we've put through specifications we like, they are all coming out pretty close together for the initial indicative build quote - the Porter Davis home is slightly larger (about 2-3 square), so they are a little cheaper per square, but not much really. As you say, they are a little more restrictive in design, but fortunately they have one that is close enough to something we like to make it work. For us, making sure we get quality is more important than a couple of $ on the price. Also, based on browsing the forums a little today, I've also booked a meeting with Thomas Archer to get an understanding of them. We looked at most of the ones you’re looking at and we just felt we really connected with them and their designs. We want super super modern and have quite a difficult block so they seem to really get our style and have been super flexible. We have also met Hallbury once and were impressed with them. Out of curiosity, can you share the design by PM'ing me. Our main concern is we have a tree about 22m from front fence along the left fence(when you look at the property), this is where the driveway would be. We are at a very early stage and looking at different builders. Some of the volume builders have said no, as out property is on a main road. Re: Builder selection: Hallbury, Carter Grange, PD, LBLiving 7Apr 11, 2021 11:23 am Hi Lili, no, not yet. We added another one to the mix, and are starting to lean away from Hallbury and Carter Grange. Hallbury for design resigns, and Carter Grange don't seem as keen for our business. We're still working through inclusions/exclusions, and what's important for us. Happy to chat by DM if you want to swap stories.
