Browse Forums Building A New House 1 Feb 01, 2021 12:02 am Hi all, Currently doing a build in North QLD. On our current plans, I can set aside a side access strip 3.6m to 3.2m wide from the house wall to the boundary pretty much straight alongside the house up until the it passes the patio which cuts the width down by approximately 0.6m (so width of between 3m to 2.6m). Past the patio, is where the rest of the open rear yard is. This width does not include the thickness of the fence and any appliances mounted to the side of the building. Other side of the building is built to boundary. I am asking this because I am weighing up widening the garage from 6.6m to 7m internally (to fit kayak storage, two cars and work benches). Considering the thickness of the fence (approximately 0.2m on our side), leaving aside space for appliances (compressors, heaters, gas bottles, some of which could touch the ground ~ another 0.6m lining up with the patio). The current useful "driveway" area would be about 2.8m to 2.4m depending on the width of the extension. Is there something I'm missing? This seems like something that may be useful for a boat or trailer owner. I'm not super invested in the extension but I'm also wondering what sort of difference it will make in the grand scheme of things? There is some space at the rear about 6m deep to build a boatshed or an additional garage but I'm not sure if the space is already too tiny to worry about such things. Rough not-to-scale mudmap attached below. Appreciate your thoughts! I said after the 1st build “ never again “ & now im on my 3rd Re: potential car side access size and usefulness 3Feb 01, 2021 2:33 pm CD12JD if you have the frontage then use it, go as big as possible with the garage and dont forget to add access to the rear of it with a roller door or door... i have the garage side the wider side on my build, but it suited my block and floorplan to do this, have you tried moving the house over and adding maybe a 3rd garage ? I think the issue here is that I have the frontage for a slightly wider garage or a larger side access, not both. I'm not sure if I should be considering rear side access with the space I have. To me, both are equal considerations so I was wondering what others may think. Is a space of 3.2 to 3.6m house to border (effectively 2.4 to 2.8m unobstructed floor to sky) worth something at all? A third garage is a bit too expensive for something we will not use, our current garage plans has standard size rear access door. Just planning for the future with the side access. Thanks for that! Re: potential car side access size and usefulness 4Feb 08, 2021 1:08 pm We were in the same situation and ended up choosing to have side access to the yard, it was pretty important to us as we have about 400sq.m. in the back yard which would be a pain to landscape without sufficient access.. We also liked the idea of being able to park a caravan, boat etc. in the back yard or down the side, in my opinion it would be highly favourable if you ever decided to sell because it is a big problem if the buyer already has a caravan or boat. We placed our a/c on the opposite side and where we only have 1m to the boundary so it didn’t take up room on the access side were there is about 3m of clearance. Thanks for that. Can I ask how wide was your side access? I cannot move my side access to the same side of the garage as estate rules only allow the garage to be built to boundary. Our plot is also quite narrow for the size of the house so there is a limit to the frontage we can play with Hi, Building a new place and I have limited space from garage to fence. 3130mm width, then opens up over 5000mm once I pass tmy garage.
